Happy Veterans Day

As a small way of expressing our thanks to you, we’re proud to be part of U.S. Military on the Move, a free real estate rebate and information program developed by Leading Real Estate Companies of the World, to allow all active duty, retired military and wounded warriors to earn cash back when they buy or sell a home.

When you buy or sell a home through U.S. Military on the Move, you’ll receive a cash rebate based on the actual sales price – and you’ll receive your rebate at settlement. Military on the Move is offered exclusively by members of Leading Real Estate Companies of the World. To be eligible for the program, register with U.S. Military on the Move before contacting a real estate agent. To register, visit usmilitaryonthemove.com.

At the Ebby Halliday Companies, we know that Veterans are highly disciplined, hardworking, team-oriented and accustomed to overcoming obstacles – all skills that translate well to the real estate profession.

This, combined with the fact that Veterans often face challenges re-entering the workforce after serving our country, is why we have implemented our Veterans to Realtors program. The program eases the transition into the real estate profession for Veterans.

“If you live in the North Texas region, and have served in any branch of the military, then you could be qualified for our Veterans to Realtors program,” says Chris Kelly, president and CEO of the Ebby Halliday Companies.

“If you are able to make a commitment to real estate and are accepted to the program, we will pay your fee at our company school, and you will receive a $500 reimbursement after your first closing. “We also recognize that military service is a shared duty and sacrifice for the entire family,” says Kelly.

“We are proud to also provide this program to any spouse of an active or reserve duty military service member.

“If you are a Veteran and would like to get your residential real estate career started, contact Ebby Halliday Companies Recruiting Specialist Shelly Nelson at shellynelson@ebby.com or any branch office sales manager for Dave Perry-Miller Real Estate, Ebby Halliday Realtors, or Williams Trew.

Veterans Day is a good time to remember that our freedom isn’t guaranteed. It’s protected by the men and women in our Armed Services. To those who secure our way of life, thank you!

The Ebby Halliday Companies are excited to announce a new partnership with Nations Home Warranty, a widely respected Dallas-Fort Worth-based home warranty services provider that has served the North Texas region since 1996. Known for exceptional service, Nations Home Warranty offers concierge service regardless of a home’s price point.

“The Ebby Halliday Companies take pride in continuing to innovate, adding new tools and services that meet agent and market needs and ultimately provide a preeminent experience for our clients,” says Vice President of Finance and Operations Anthony Jackson. “Adding Nations Home Warranty to our arsenal of tools is exactly the type of service that sets our agents and company apart.”

Says Vice President of Core Services Catherine Sims, “We believe Nations Home Warranty is a great local fit in our market. Partnering with this respected brand is a win-win for our agents and our valued clients.”

Sims says that after working with Jonathan Seem, senior vice president of new channel partnerships, and Julie Jones, vice president of real estate sales for Nations Home Warranty, the direction was clear. “Offering a well-established, well-known and respected second warranty partner that will provide exceptional service to our Associates and their clients is something we really wanted to provide,” she says.

In addition to this new partnership with Nations Home Warranty, the Ebby Halliday Companies proudly partner with American Home Shield to provide home warranty services.

Record-Breaking Sales Reach $1 Billion

With COVID-19 still wreaking havoc worldwide, July turned out to be a time to shine for clients like never before, and the agents of all three Ebby Halliday Companies brands — Dave Perry-Miller Real Estate, Ebby Halliday Realtors, and Williams Trew — did. They helped family, friends, neighbors, past clients and new clients get out of homes that no longer worked for them and into ones that did. In its 75-year history, the company has not had another month quite like it: 2,000-plus transactions translated to $1 billion in sales volume.

It’s not surprising given the leadership style of the positive, patient, compassionate and strategic President & CEO Chris Kelly. Agents know they have in him a champion for their corner and have been emboldened to follow his lead.

“Really, really remarkable,” Kelly said, in a recent video call to the entire company. “This just doesn’t happen unless every single one of you are dedicated and getting the job done. Think back to three months ago, and imagine ‘we’re going to have the best month we’ve ever had in our 75-year history during a pandemic …’ It’s just unbelievable. But those transactions did not happen without each and every one of you. So, thank you!”

Not only was it a great month sales-wise, but the Ebby Halliday Companies outperformed the market once again in both New Listings and Pending Sales, according to North Texas Real Estate Information Systems, Inc.

North Texas’ residential real estate leader is also growing its footprint across the region. A new Ebby office recently opened in Cedar Hill and a new, larger Prosper office is currently under construction.

“The past few months have been in overdrive with the North Texas real estate market ‘exploding,’ ” Kelly says. “Our team has risen to the occasion and worked days, nights, weekends and everything in between to serve the needs of our valued clients. I am so proud to lead this extraordinary group of individuals – it’s truly been a team effort.”

Celebrating 75 years of service in 2020 to North Texans and those moving to the region, the Ebby Halliday Companies are No. 1 in Texas by sales volume. The Ebby Halliday Companies were acquired by HomeServices of America, a Berkshire Hathaway affiliate and the country’s largest residential real estate company based on transactions, in 2018. The Ebby Halliday Companies’ core-services brands include Prosperity Mortgage, Home Team Insurance and Texas Premier Title. Ebby Halliday Companies Property Management Division on the Move

The hard-working team at Ebby’s Property Management Division has spent the past year increasing operational efficiencies, expanding its client base and creating opportunities for agents to grow their businesses. Ebby’s Property Management Division is responsible for the day-to-day management of hundreds of single-family homes, townhomes, duplexes and condominiums across North Texas.

This week marks the one-year anniversary of Mayur Chudasama joining the Ebby Halliday Companies as director of the division and the changes he and his team have implemented have revolutionized property management at North Texas’ largest residential real estate brokerage.

“I want to thank everyone on our team and throughout the Ebby Halliday Companies for their support over the past year,” Mayur says. “It’s our honor to support the best agents in the business. Operational changes always bring their own set of challenges and I can’t express strongly enough how much we appreciate your support as we have grown our offerings and improved our services over the past year.”

Mayur says three areas of emphasis have been at the forefront since assuming his new role: operational efficiency, expansion and agent education.

Operational Efficiency

Under Mayur’s leadership, Ebby’s property-management clients are benefitting from increased efficiency through updated technology, including a new web-based platform. The division also recently launched a new website for property management. Everything from tenant applications to landlord statements can be accessed online.

Ebby’s Property Management Division is actively growing its partnerships with select third parties, adding convenience for clients and protection for landlords. Just a few examples include a utility concierge service, a pet-screening service for applicants, and an HVAC filter-delivery program.

Expansion

Within the first few months of assuming his new role, Mayur visited each Ebby Halliday Companies sales office to meet directly with agents and to highlight the division’s Property Management services.

“I have really enjoyed getting to know our agents, whether in-person or virtually, and spending some time with them introducing and reinforcing the range of property-management services we offer,” Mayur says.

In the past year, Ebby’s Property Management Division has grown – and is actively growing – its footprint in North Texas. The division manages approximately 600 properties across the region.

Thirteen agents who focus almost exclusively on leasing and property management serve such cities as Dallas, Frisco, Plano, Arlington, Denton, Sherman and McKinney, among others. In addition to strong local and national connections, some of these professionals have also developed relationships with international clients, helping them find D-FW properties and manage those properties.

As the region grows, corporate suites and short-term leasing will present additional opportunities for future growth, Mayur says. To better serve these valued clients, Ebby’s Corporate Suites Division is now part of the Property Management Division.

Agent Education

Real estate is an ever-changing business and staying on the cutting edge is critical to a real estate professional’s success. Providing education and training is a top priority at the Ebby Halliday Companies.

Under Mayur’s leadership, Ebby’s Leasing class has been revamped. Any agent who wants to be involved in leasing is required to take the new class.

“In this ever-changing business, an agent who stays on the cutting edge through effective education is vitally important to his or her client, and ultimately to a successful transaction,” Mayur says. “Our in-house training programs are recognized as the best in the industry – and I’m proud to say that we offer our agents the highest referral fee possible – typically a half-month’s rent.”

It’s been a busy year in Ebby’s Property Management Division and Mayur says the future is increasingly bright.

“We want to expand our number of property managers and the number of properties we manage, all while maintaining the high standards we have set for ourselves and that our clients have come to expect,” he says. “We are grateful for the support we receive daily and are intensely focused on delivering our clients a world-class property-management experience.”

TEXAS TOP DESTINATION FOR CORPORATE MOVES

When it comes to corporate moves, Texas was the top destination for people packing up and heading across the country in 2019.

Texas topped the list, which also includes California, Florida, Illinois and North Carolina as the states that were the most popular destinations for corporate transfers, according to Allied Van Lines.

“Texas, with its business-friendly climate, has ranked as the top move destination for Allied corporate customers for the past six years,” the moving company said in its most recent Magnet States Report. “The high influx of corporations moving to Texas makes it a highly desirable destination for top talent.”

A few other interesting findings:

* The most popular month for Allied corporate moves was June, and the most popular day of the week to move was Friday.

* Allied consumer customers still prefer to move in June; however, in 2019 the most popular day to move changed from Tuesday to Friday, allowing for a full weekend of unpacking and settling in.

* Allied consumer and corporate customers moved a total of 421,780,231 miles over the last six years, which is equal to over 16,937 trips around the world.

Considering a move to North Texas? The Ebby Halliday Companies are here to help. Our complete offering of brokerage, mortgage, title and insurance homeownership services ensures you have the easiest and most secure real estate experience. In good times and most importantly, in challenging times, we have stood by North Texas for over 75 years. It would be our honor to put our experience and strength to work for you.

D-Fw Market Likely To Emerge Healthy From Covid-19

Texas’ largest markets, including Dallas-Fort Worth, are among the U.S. metros least likely to experience a major housing shakeout from the COVID-19 pandemic, according to new research reported here by Dallas Morning News real estate reporter Steve Brown.

The research, by analysts at Attom Data Solutions, found housing markets that will be most negatively affected by COVID-19 and the resulting economic challenges are mostly in the Northeast and Florida.

Researchers looked at almost 500 home markets around the country and rated them based on foreclosures, homeowner equity, wages and other factors.

“It’s too early to tell how much effect the coronavirus fallout will have on different housing markets around the country,” said Attom Data’s Todd Teta. “But the impact is likely to be significant from region to region and county to county. What we’ve done is spotlight areas that appear to be more or less at risk based on several important factors.

“From that analysis, it looks like the Northeast is more at risk than other areas,” Teta said. “As we head into the spring homebuying season, the next few months will reveal how severe the impact will be.”

Attom Data estimates the major housing markets most at risk from the virus include four in New Jersey and the New York area, three in Connecticut and 10 from Florida. Only one was in California, and none were located in other West Coast states.

“Texas has 10 of the 50 least vulnerable counties from among the 483 included in the report, followed by Wisconsin with seven and Colorado with five,” according to Attom Data. “The 10 counties in Texas include three in the Dallas-Fort Worth metro (Dallas, Collin and Tarrant counties).

– Sign all contracts and forms electronically;

– Complete online and over the phone loan application and approval process;

– Complete your insurance review and obtain coverage; and

– Shorten the closing process by partnering with our mortgage and title partners, allowing more documents to be signed online, and the rest can be signed in our title offices or via a mobile notary closer from your home or place of convenience.

What if I have a pending contract?

* The Executive Order allows us to continue to service your contract all the way through closing.

* Mobile Closings offer you the opportunity to sign necessary documents from your home or other convenient location. In addition, you will still be able to close in our title offices.

* In the event a party cannot close due to the circumstances presented by the COVID-19 crisis, your agents have access to the appropriate forms to extend the closing if agreed to by all parties.
