Patty Brooks Details Ways Realtors Can Remain Safe While Showing Properties

Dave Perry-Miller Real Estate’s Patty Brooks penned a post for the MetroTex Association of Realtors’ blog regarding on-the-job safety. After admitting to having a rather cavalier attitude about the potential dangers of showing properties to strangers, Patty wrote the following:

“It seems like a pretty good use of time to implement a safety plan that could one day be the difference between me pulling into my driveway after a successful day out with clients or pulling out of my driveway that morning for the very last time. It could happen. It has happened.”

While Patty didn’t specifically cite the 2014 murder of Arkansas Realtor Beverly Carter, that case immediately came to mind when I read her post.

Patty details several action steps that Realtors can take immediately. Her recommendations are worth checking out and taking to heart.

Dave Perry-Miller Real Estate Begins New Chapter With Rebranding Effort

A new chapter in the story of Dave Perry-Miller Real Estate began Thursday, when the firm’s new logo, slogan, and name were revealed to agents and staff.

The company formerly known as Dave Perry-Miller & Associates is the leading brokerage for luxury properties in Dallas. The firm’s total sales for the fiscal year that ended Sept. 30 were in excess of $1.7 billion.

Despite that success, founder Dave Perry-Miller engaged The Richards Group, the nation’s largest independent advertising agency, to help refresh his brand, so the company can maintain its position as the premier marketer of high-end properties in Dallas’ established neighborhoods. He explained why Thursday during the company’s annual meeting.

“As a young agent just starting out, the very best piece of advice I ever got was from a very successful business owner and friend of my father’s,” Perry-Miller said. “He said, ‘Always keep in mind one thing: When you own your own business, every day that you wake up, you are either going into business, or you are going out of business. Staying the same, being satisfied with the status quo and what you did yesterday, that is you going out of business.’”

A Corinthian capital has long been the symbol of Dave Perry-Miller Real Estate. The new logo designed by The Richards Group includes a streamlined, elegant version of the capital that still carries the equity of the Dave Perry-Miller brand. It’s been paired with updated fonts and a sophisticated color palette of French blue, bronze, and white.

The company’s previous slogan — “Marketing properties of quality and character” — has been replaced with “Properties of distinction. Agents for life.” Dave Perry-Miller Real Estate’s agents are known for their expertise in architecture, neighborhoods, and marketing. They are the lifeblood of the business, so referencing them in the slogan was an essential change.

The third change — the company’s new name — was subtle but absolutely necessary.

“With so many different types of companies placing signs in yards — from builders to decorators to architects — we didn’t want there to be any ambiguity about the services we provide,” Perry-Miller explained. “Dave Perry-Miller is a real estate company, and Dave Perry-Miller Real Estate is our name from this day forward.”

Founder Dave Perry-Miller and general manager Bud Bush announced that May had been the best month in the company’s history. The Preston Center office closed more than $73 million worth of sales — a new one-month high for a single Dave Perry-Miller office — and the InTown office broke its own record with nearly $41 million worth of closings.

Everyone at Dave Perry-Miller & Associates is ecstatic about 73 members of our firm being among D Magazine’s Best Real Estate Agents and Top Producers. That’s a marked increase from 2013, when 61 Dave Perry-Miller agents earned the accolades.

D Magazine compiled the Best Real Estate Agents list, which appears in the July edition, by reaching out to almost 15,000 people, including subscribers, recent home buyers, and previous winners. Agents were rated on customer service, integrity, market knowledge, communication, negotiation, post-sale service, and overall satisfaction. This honor is bestowed upon fewer than 2 percent of the Dallas area’s licensed agents, including 38 from Dave Perry-Miller.

“At Dave Perry-Miller & Associates, we market properties of quality and character,” founder Dave Perry-Miller said. “We hold our agents up to the same standard. I’m so proud that nearly a third of our team earned this exclusive designation. It speaks to the exceptional level of service we offer to our clients.”

The July edition of D, which is being published this week, also includes a more-quantitative list of Top Producers. These are agents who closed milestone amounts in 2013, ranging from at least $10 million for individuals to at least $40 million for groups of 10 or more. Dave Perry-Miller & Associates placed 67 agents among the region’s Top Producers, up from 45 a year ago.

“We had our best year in 2013, and 2014 is on a similar pace,” said Bud Bush, the company’s general manager. “We are grateful for our discerning clientele and for our dedicated associates.”

Home Prices Up Nationwide!

CoreLogic reports that national home prices increased by 12% year-over-year in January. This marks the 23rd consecutive month of year-over-year increases in the CoreLogic Home Price Index.

Nationally, home prices increased 0.9% month-over-month from December. For the past 20 years, the average month-over-month appreciation for January has been 0.2%, and the January 2014 increase was the largest January increase since 2006.

Year-over-year home prices were up in 49 states and the District of Columbia. Only Mississippi showed a price decrease. Nevada led the country with a 22.2% price increase from January 2013, followed closely by California with a 20.3% increase.

In terms of monthly changes, 39 states and the District of Columbia showed increases, with Vermont (+2.7%) and New York (+2.7%) showing the largest increases and New Hampshire (-1.5%) and Iowa (-1%) experiencing the largest decreases.

Texas, Louisiana and Nebraska reached new heights in home prices, and Colorado was within a tenth of a percent of its peak. Conversely, Nevada remained at 40.1% below its peak in 2006, followed by Florida (-36.4%).
