With COVID-19 still wreaking havoc worldwide, July turned out to be a time to shine for clients like never before, and the agents of all three Ebby Halliday Companies brands — Dave Perry-Miller Real Estate, Ebby Halliday Realtors, and Williams Trew — did. They helped family, friends, neighbors, past clients and new clients get out of homes that no longer worked for them and into ones that did. In its 75-year history, the company has not had another month quite like it: 2,000-plus transactions translated to $1 billion in sales volume.
It’s not surprising given the leadership style of the positive, patient, compassionate and strategic President & CEO Chris Kelly. Agents know they have in him a champion for their corner and have been emboldened to follow his lead.
“Really, really remarkable,” Kelly said, in a recent video call to the entire company. “This just doesn’t happen unless every single one of you are dedicated and getting the job done. Think back to three months ago, and imagine ‘we’re going to have the best month we’ve ever had in our 75-year history during a pandemic …’ It’s just unbelievable. But those transactions did not happen without each and every one of you. So, thank you!”
Not only was it a great month sales-wise, but the Ebby Halliday Companies outperformed the market once again in both New Listings and Pending Sales, according to North Texas Real Estate Information Systems, Inc.
North Texas’ residential real estate leader is also growing its footprint across the region. A new Ebby office recently opened in Cedar Hill and a new, larger Prosper office is currently under construction.
“The past few months have been in overdrive with the North Texas real estate market ‘exploding,’ ” Kelly says. “Our team has risen to the occasion and worked days, nights, weekends and everything in between to serve the needs of our valued clients. I am so proud to lead this extraordinary group of individuals – it’s truly been a team effort.”
Celebrating 75 years of service in 2020 to North Texans and those moving to the region, the Ebby Halliday Companies are No. 1 in Texas by sales volume. The Ebby Halliday Companies were acquired by HomeServices of America, a Berkshire Hathaway affiliate and the country’s largest residential real estate company based on transactions, in 2018. The Ebby Halliday Companies’ core-services brands include Prosperity Mortgage, Home Team Insurance and Texas Premier Title. For more information, visit the award-winning daveperrymiller.com.
The hard-working team at Ebby’s Property Management Division has spent the past year increasing operational efficiencies, expanding its client base and creating opportunities for agents to grow their businesses. Ebby’s Property Management Division is responsible for the day-to-day management of hundreds of single-family homes, townhomes, duplexes and condominiums across North Texas.
This week marks the one-year anniversary of Mayur Chudasama joining the Ebby Halliday Companies as director of the division and the changes he and his team have implemented have revolutionized property management at North Texas’ largest residential real estate brokerage.
“I want to thank everyone on our team and throughout the Ebby Halliday Companies for their support over the past year,” Mayur says. “It’s our honor to support the best agents in the business. Operational changes always bring their own set of challenges and I can’t express strongly enough how much we appreciate your support as we have grown our offerings and improved our services over the past year.”
Mayur says three areas of emphasis have been at the forefront since assuming his new role: operational efficiency, expansion and agent education.
Under Mayur’s leadership, Ebby’s property-management clients are benefitting from increased efficiency through updated technology, including a new web-based platform. The division also recently launched a new website for property management. Everything from tenant applications to landlord statements can be accessed online.
Ebby’s Property Management Division is actively growing its partnerships with select third parties, adding convenience for clients and protection for landlords. Just a few examples include a utility concierge service, a pet-screening service for applicants, and an HVAC filter-delivery program.
Within the first few months of assuming his new role, Mayur visited each Ebby Halliday Companies sales office to meet directly with agents and to highlight the division’s Property Management services.
“I have really enjoyed getting to know our agents, whether in-person or virtually, and spending some time with them introducing and reinforcing the range of property-management services we offer,” Mayur says.
In the past year, Ebby’s Property Management Division has grown – and is actively growing – its footprint in North Texas. The division manages approximately 600 properties across the region.
Thirteen agents who focus almost exclusively on leasing and property management serve such cities as Dallas, Frisco, Plano, Arlington, Denton, Sherman and McKinney, among others. In addition to strong local and national connections, some of these professionals have also developed relationships with international clients, helping them find D-FW properties and manage those properties.
As the region grows, corporate suites and short-term leasing will present additional opportunities for future growth, Mayur says. To better serve these valued clients, Ebby’s Corporate Suites Division is now part of the Property Management Division.
Real estate is an ever-changing business and staying on the cutting edge is critical to a real estate professional’s success. Providing education and training is a top priority at the Ebby Halliday Companies.
Under Mayur’s leadership, Ebby’s Leasing class has been revamped. Any agent who wants to be involved in leasing is required to take the new class.
“In this ever-changing business, an agent who stays on the cutting edge through effective education is vitally important to his or her client, and ultimately to a successful transaction,” Mayur says. “Our in-house training programs are recognized as the best in the industry – and I’m proud to say that we offer our agents the highest referral fee possible – typically a half-month’s rent.”
It’s been a busy year in Ebby’s Property Management Division and Mayur says the future is increasingly bright.
“We want to expand our number of property managers and the number of properties we manage, all while maintaining the high standards we have set for ourselves and that our clients have come to expect,” he says. “We are grateful for the support we receive daily and are intensely focused on delivering our clients a world-class property-management experience.”

It’s officially the last few weeks of summer! Soon, you’ll be ordering pumpkin spice lattes and decorating for fall. But before you get too far ahead of yourself, it’s time to schedule important end-of-summer home maintenance.
Get rid of unwelcome house guests. Now is a great time to think about a once-a-year pest control solution. With pests, it’s best to be proactive rather than reactive. When you see them, you can be sure there are more around the corner. A once-a-year pest control solution is the most effective and economical solution there is.
Get out the germs. We’ve all been in the house more than usual this summer. It might be time to give your home a deep clean. Go beyond mopping the floors and get your dryer vent and air vents cleaned, have your mattresses disinfected and cleaned, have your carpets cleaned and clean your washing machine and dishwasher. Doing a deep clean will improve air quality, reduce energy use, and clear out the germs.
Get organized. A new school year is starting, and with that comes a lot of chaos. It’s an excellent time to get organized. Donate or toss things that no longer help you or your kids. If possible, set up a homework station in your home. This not only keeps you organized, but it also helps kids to focus on their schoolwork. You’ll also want to set up a “drop zone,” a place for your kids to drop-off their backpacks, shoes, jackets and anything else they might have carried home.
If the thought of getting organized is overwhelming, there are pros that can help. Professional organizers don’t just move piles around or hide things; they come up with entire systems to help you and your family stay organized.
Zaarly, a Dave Perry-Miller Real Estate partner, helps homeowners find and work with the best home service pros in the North Texas area. Visit Zaarly for assistance with everything from pest control and cleaning to home organization.
Recent showers combined with warmer weather will create the perfect habitat for pesky summer bugs. Here are some effective ways to prevent the common bites, stings and nuisances.
Unfortunately, Texas’ No. 1 culprit is here to stay. Aside from the traditional insect repellants and home remedies, it’s best to treat this problem at its source — water.
Turn over empty pottery to prevent from collecting water, drain plant saucers and fix any leaking outdoor faucets. Mosquitoes often lay their eggs in stagnant water, so the less the better.
Although relatively harmless, these small creatures create quite the inconvenience with their constant swarming. Plus, you never know what germs they may be carrying as they travel from place to place.
If you garden, you want to make sure your fruits and veggies are staying fresh outside. If you happen to notice rotting or mold, act fast and pluck them out, then turn your soil or mulch to allow any moldy layers to dry out.
As with mosquitoes, be diligent in draining any standing water and drying out any moisture. With Texas humidity, the drying process may take a while. In this case, sprinkle a bit of sand on top of your soil, something very discouraging to gnats.
To prevent bees from establishing a colony in or around your house, it’s important to remember these three things: food, water and shelter — bees’ keys to life.
As with any other summer bug, stagnant water must be kept to a minimum. Drain pots and repair any faulty irrigation systems. And if you have bird baths or pet bowls outside, mixing in 2 tablespoons of vinegar per gallon of water will discourage any bees from setting up shop near your house.
Plan an exterior inspection and eliminate any potential nesting sites. Cover holes, chimneys and animal burrows. Make sure windows and screens are tightly fitted and sealed. If you have any debris in your yard, such as old tires, cardboard boxes or old appliances, throw them out. Bees seek out such items for nesting sites.
Removing flowers as a source of food is not recommended. In fact, it’s very important for bees to pollinate many plants, including crops. If you have a colorful garden, not to worry. As long as you have their other two resources tamed to a minimum, you’re in tip-top shape for the summer.
Like humans, slugs seek out shade on sunny days. And like many other bugs, they love moist areas.
To prevent slugs from damaging your plants and leaving their slimy evidence, get rid of any hiding places. Think cool, dark and moist. Try irrigating your lawn in the morning instead of the evening, allowing plenty of time for plants and soil to dry before the sun sets.
To protect plants, spray surrounding areas with soap and water. You can also create barriers around your plants, such as rocks, wire or anything rough and abrasive to slow them down.
Lastly, slugs have no bones. Therefore, they can fit in any crack or crevice they set their eyes on. Seal any cracks and cover any holes you notice throughout your house. By doing so, you not only eliminate the potential for slugs, but for other bugs as well.

When it comes to corporate moves, Texas was the top destination for people packing up and heading across the country in 2019.
Texas topped the list, which also includes California, Florida, Illinois and North Carolina as the states that were the most popular destinations for corporate transfers, according to Allied Van Lines.
“Texas, with its business-friendly climate, has ranked as the top move destination for Allied corporate customers for the past six years,” the moving company said in its most recent Magnet States Report. “The high influx of corporations moving to Texas makes it a highly desirable destination for top talent.”
A few other interesting findings:
* The most popular month for Allied corporate moves was June, and the most popular day of the week to move was Friday.
* Allied consumer customers still prefer to move in June; however, in 2019 the most popular day to move changed from Tuesday to Friday, allowing for a full weekend of unpacking and settling in.
* Allied consumer and corporate customers moved a total of 421,780,231 miles over the last six years, which is equal to over 16,937 trips around the world.
