Hottest Outdoor Design Trends 2014

The American Society of Landscape Architects recently surveyed landscape architects who specialize in residential design across the U.S. to predict the most popular trends for outdoor design in 2014. Here’s the breakdown:

94.2% believed gardens and landscaped spaces were somewhat or very popular, 92% believed outdoor living spaces- i.e. outdoor kitchens and entertaining areas- were somewhat or very popular, and, finally, spaces for outdoor recreation were seen as popular by 75.8%.

Across all categories, lighting was thought to be somewhat or very in-demand by 98.3% of respondents. In second place were seating/dining areas, at 97.7%. Fire pits/fireplaces came in third with 95.4% of the votes, and grills took fourth overall with 94.3%.

“Homeowners know that designed landscapes add value to their lives as well as their property values,” said ASLA Executive Vice President and CEO Nancy Somerville, Hon. ASLA. “They’re interested in livable, open spaces that are both stylish and earth friendly.”

Terraces, patios, and decks were also high on people’s lists, voted popular by 97.7% of respondents.

Home Prices Up Nationwide!

CoreLogic reports that national home prices increased by 12% year-over-year in January. This marks the 23rd consecutive month of year-over-year increases in the CoreLogic Home Price Index.

Nationally, home prices increased 0.9% month-over-month from December. For the past 20 years, the average month-over-month appreciation for January has been 0.2%, and the January 2014 increase was the largest January increase since 2006.

Year-over-year home prices were up in 49 states and the District of Columbia. Only Mississippi showed a price decrease. Nevada led the country with a 22.2% price increase from January 2013, followed closely by California with a 20.3% increase.

In terms of monthly changes, 39 states and the District of Columbia showed increases, with Vermont (+2.7%) and New York (+2.7%) showing the largest increases and New Hampshire (-1.5%) and Iowa (-1%) experiencing the largest decreases.

Texas, Louisiana and Nebraska reached new heights in home prices, and Colorado was within a tenth of a percent of its peak. Conversely, Nevada remained at 40.1% below its peak in 2006, followed by Florida (-36.4%).

We live in one of the greatest culinary cities in the nation. If there’s a type of food you want, you’ve got it — a delicious reality that can sometimes make decisions hard to come by.

I’ve lived in Dallas for more than 30 years, which means I’ve had three decades of experience with our city’s restaurant scene. From elegant to casual, there’s no shortage of epicurean experiences in Big D.

Looking at the prized establishments within our most coveted neighborhoods, here are the top dishes I recommend as “must-tastes” in the new year.

Establishment: Cafe Pacific
Style: Seafood
Neighborhood: Highland Park
Dish: Lemon sole Amandine
Why You Must Try: Sole is a savory cut made even better when covered with an almond crust and delicate butter sauce. Red potatoes and a roasted vegetable medley create the perfect complement to this classic and beloved dish.

Establishment: Cane Rosso White Rock
Style: Neapolitan pizza and casual Italian fare
Neighborhood: East Dallas (there’s also a location in Deep Ellum)
Dish: Burnt ends pizza
Why You Must Try: I’ll let you in on a little secret: This pizza isn’t on the menu, but rather a special known only by locals and frequent diners.  A perfect pie, it features bubbling cheese topped with Lockhart brisket, caramelized onions, Hatch chiles and hot sauce — and it is worth every bite.

Establishment: Woodlands American Grill
Style: American
Neighborhood: North Dallas (Preston Road and Forest Lane)
Dish: Horseradish-crusted salmon
Why You Must Try: I love salmon and am always on the hunt for its perfect preparation. I think I found it: Woodlands’ salmon adorned in a horseradish panko crust. A tasty combination of crunchy texture and bold flavor, the fish is paired with a polenta cake and honey-braised cabbage.

Establishment: Javier’s
Style: Continental Mexico City cuisine
Neighborhood: Uptown
Dish: Red snapper mojo de ajo
Why You Must Try: Javier’s has the magical touch when it comes to authentic Mexico City fare — and snapper, in particular. One of the restaurant’s most popular dishes, and one of my all-time favorites, the snapper is sautéed in a flavorful garlic and lemon sauce and served with vegetables.

Establishment: NHS Bar & Grill
Style: American
Neighborhood: North Dallas (Preston Road and Royal Lane)
Dish: Pan-roasted Carolina trout
Why You Must Try: NHS Bar & Grill is the casual sister of the original Neighborhood Services. Although the atmosphere is more laid-back, the fare is just as sophisticated. The pan-roasted Carolina trout is served with crisp arugula and lemon caper beurre blanc, and it is not to be missed.

As Seen in The Dallas Morning News: Popularity of High-Rise Living Soars

The high-rise lifestyle has become increasingly popular as long-time Dallas residents and newcomers seek the excitement of the Arts District, the new Klyde Warren Park and the convenience and security of high-rise living.

When Avi Zisman, the CEO of Luminator Technology Group, moved from Toronto, Canada, he lived in a single-family home in Far North Dallas. A widower at the time, Zisman often spent his evenings alone. In his neighborhood, “the sidewalks were rolled up by 6 p.m.,” he says.

Like many baby boomers, Zisman grew up with a strong sense of community. He wanted to meet new people and loved the idea of walking to nearby restaurants and entertainment.

He is not alone. The lifestyle has become increasingly attractive as both long-time Dallas residents and newcomers choose to move into high-rise residences in Uptown, downtown and Turtle Creek. Uptown is now one of the most densely populated areas of the city, as evidenced by the growing ridership on the McKinney Avenue Trolley. Phil Cobb, the trolley’s Godfather, says ridership may hit 600,000 this year as it expands into downtown.

“There are no barriers today to selling the large single-family home and moving to a high-rise,” says Dave Perry-Miller, whose real estate firm is one of the most active in the Park Cities, Preston Hollow and Lakewood markets.

When The Residences at the Ritz-Carlton opened in Uptown, Zisman was its first resident. He loves living close to restaurants, the Winspear Opera House, museums and walking to American Airlines Center.

“The people here are so friendly. They adopt you,” Zisman says. He even met his new wife at the Ritz.

Sharon Quist, a Realtor with Dave Perry-Miller & Associates who has sold many Ritz condominiums, says people enjoy the high-rise lifestyle more than they expected. As a result, they are selling their vacation homes and spending more time in Dallas. “They have found a community of people they enjoy,” Quist says.

A group of Ritz residents is planning a trip to France. They have dinners together at restaurants and breakfast as a group once a month. They even had the hotel staff cater a park picnic.

Zisman liked the high-rise lifestyle so much he keeps moving up. He started with a 1,626-square-foot unit. Now in his fourth unit at the Ritz, he is living in 2,616 square feet.

And that is not unusual. Out of the 69 units at the Ritz, 17 owners have moved to larger spaces within the building. Quist says the inventory of available units has been very low. Currently only 12 are listed for sale, ranging in price from $600,000 to $3 million. The demand is such that Quist sold two units last month on the day they were listed.

Emily Ray-Porter, a real estate agent with Dave Perry-Miller & Associates, is also seeing more desire for turn-key living than ever before. “From urban professionals to empty nesters wanting to lock and go, the benefits and amenities of the high-rise lifestyle are very appealing,” Ray-Porter says.

Stephanie Ross, who lived in a single-family home for 36 years, moved to the Ritz 15 months ago. “I just love it. It is easy,” Ross says. And she finds it safe. “When I close my door, nobody can get in.”

Does she miss her North Dallas home? “I have never looked back,” she says.

As Seen in The Dallas Morning News: Ebby Halliday Companies Lead Luxury Market


The Ebby Halliday Companies, which includes Ebby Halliday Realtors and Dave Perry-Miller & Associates, closed 168 homes priced at or above $750,000 in the first quarter of 2013, according to North Texas Real Estate Information Systems MLS statistics. The company’s luxury sales outpaced its nearest competitor by approximately 45% in the quarter.

Among the first quarter’s more notable transactions was the sale of 3911 Beverly Drive in Highland Park.  The Preston Center Office’s Dave Perry-Miller & Jennifer Miller listed the property at $7,500,000 and Dave Perry-Miller’s Highland Park Office’s own Molly Malone brought the buyer.

Sales of luxury homes priced at or above $750,000 in North Texas were up 19.9% in the first quarter of 2013 over the same period last year, according NTREIS data. The Ebby Halliday Companies brought the buyers to 43.3% of those homes and represented the sellers in 42.8% of those transactions, according to MLS statistics.

Real estate agents in Dallas – Fort Worth sold almost 8,000 single-family homes in August, according to the Dallas Morning News, an 18 percent increase over July. This has contributed to a level of home inventory, which is the lowest in over a decade.

2nd Annual Bike-A-Thon Benefitting Ebby’s United Way Campaign

The Second Annual Dave Perry-Miller & Associates Bike-a-Thon, benefiting the Ebby Halliday United Way Campaign was held on Thursday September 13, 2012. Dave Perry-Miller & Associates challenged everyone from their five Dallas offices to cycle around White Rock Lake, in the spirit of giving.

Starting at sunrise at the Corinthian Sailing Club on White Rock Lake, the team from Dave Perry-Miller & Associates set out to ride, raising money for United Way of Metropolitan Dallas which serves all North Texas Counties. Dave Perry-Miller & Associates and all of the Ebby Halliday Companies support United Way’s exceptional work; helping people in the North Texas area take charge of their lives to make futures brighter for themselves, their children and future generations. Last year the Ebby Halliday Companies generously contributed over $112,000 to United Way.

Park Cities 4th of July Lemonade Stand


Lemonade stands have long been associated with entrepreneurship and a child’s first business experience, but it wasn’t a kid that started this sweet tradition. In 1879, the first lemonade stand was born when a Manhattan shopkeeper began selling the refreshing beverage in front of his store. The cool concept proved so popular with crowds that authorities had to intervene to handle them. By the summer of 1880, scores of stands popped up all over the city where a glass of fresh lemonade sold for five cents.

Today the lemonade stand is alive and well all across America, manned vigilantly by industrious youngsters. But to run a successful stand, you don’t have to be under 10; you just have to be young at heart. It’s in this spirit that the Dave Perry-Miller & Associates lemonade stand will open up on this Fourth of July. With a “twist” of the norm, adults will serve the kids and without a thought of earning a nickel.

After the Park Cities July 4th parade, the Dave Perry-Miller & Associates lemonade stand will be serving the thirsty hometown crowds free ice cold lemonade, as long as it lasts!

“The history of the Park Cities’ lemonade stand goes back to 1981. I remember when the stand was just a small table with a few of us walking around juggling cups of lemonade on wood trays, like old fashion carhops,” recalled Gayl Braymer of Dave Perry-Miller & Associates. “It was manageable with only 400 being served, but now the crowds are 4,000 plus!”

Since then, the parade and celebration has become a major holiday event that includes dunking booths, The Rhodes Group watermelon eating contest, rides, and more.

“We all pitch in. It’s our way to thank our neighborhood and to celebrate our common patriotic spirit,” said Lee Thomas, manager of the Dave Perry-Miller & Associates Park Cities office.

“Our associates have always been involved in this Park Cities’ summer highlight!
