As Seen in The Dallas Morning News: Popularity of High-Rise Living Soars

The following story was written by Stewart Lytle and appeared on the front page of the DFW Real Estate Finder section of The Dallas Morning News on Sunday, May 19:

The high-rise lifestyle has become increasingly popular as long-time Dallas residents and newcomers seek the excitement of the Arts District, the new Klyde Warren Park and the convenience and security of high-rise living.

When Avi Zisman, the CEO of Luminator Technology Group, moved from Toronto, Canada, he lived in a single-family home in Far North Dallas. A widower at the time, Zisman often spent his evenings alone. In his neighborhood, “the sidewalks were rolled up by 6 p.m.,” he says.

Like many baby boomers, Zisman grew up with a strong sense of community. He wanted to meet new people and loved the idea of walking to nearby restaurants and entertainment.

He is not alone. The lifestyle has become increasingly attractive as both long-time Dallas residents and newcomers choose to move into high-rise residences in Uptown, downtown and Turtle Creek. Uptown is now one of the most densely populated areas of the city, as evidenced by the growing ridership on the McKinney Avenue Trolley. Phil Cobb, the trolley’s Godfather, says ridership may hit 600,000 this year as it expands into downtown.

“There are no barriers today to selling the large single-family home and moving to a high-rise,” says Dave Perry-Miller, whose real estate firm is one of the most active in the Park Cities, Preston Hollow and Lakewood markets.

When The Residences at the Ritz-Carlton opened in Uptown, Zisman was its first resident. He loves living close to restaurants, the Winspear Opera House, museums and walking to American Airlines Center.

“The people here are so friendly. They adopt you,” Zisman says. He even met his new wife at the Ritz.

Sharon Quist, a Realtor with Dave Perry-Miller & Associates who has sold many Ritz condominiums, says people enjoy the high-rise lifestyle more than they expected. As a result, they are selling their vacation homes and spending more time in Dallas. “They have found a community of people they enjoy,” Quist says.

A group of Ritz residents is planning a trip to France. They have dinners together at restaurants and breakfast as a group once a month. They even had the hotel staff cater a park picnic.

Zisman liked the high-rise lifestyle so much he keeps moving up. He started with a 1,626-square-foot unit. Now in his fourth unit at the Ritz, he is living in 2,616 square feet.

And that is not unusual. Out of the 69 units at the Ritz, 17 owners have moved to larger spaces within the building. Quist says the inventory of available units has been very low. Currently only 12 are listed for sale, ranging in price from $600,000 to $3 million. The demand is such that Quist sold two units last month on the day they were listed.

Emily Ray-Porter, a real estate agent with Dave Perry-Miller & Associates, is also seeing more desire for turn-key living than ever before. “From urban professionals to empty nesters wanting to lock and go, the benefits and amenities of the high-rise lifestyle are very appealing,” Ray-Porter says.

Stephanie Ross, who lived in a single-family home for 36 years, moved to the Ritz 15 months ago. “I just love it. It is easy,” Ross says. And she finds it safe. “When I close my door, nobody can get in.”

Does she miss her North Dallas home? “I have never looked back,” she says.

As Seen in The Dallas Morning News: Ebby Halliday Companies Lead Luxury Market

The Ebby Halliday Companies, which includes Ebby Halliday Realtors and Dave Perry-Miller & Associates, closed 168 homes priced at or above $750,000 in the first quarter of 2013, according to North Texas Real Estate Information Systems MLS statistics. The company’s luxury sales outpaced its nearest competitor by approximately 45% in the quarter.

Among the first quarter’s more notable transactions was the sale of 3911 Beverly Drive in Highland Park.  The Preston Center Office’s Dave Perry-Miller & Jennifer Miller listed the property at $7,500,000 and Dave Perry-Miller’s Highland Park Office’s own Molly Malone brought the buyer.

Sales of luxury homes priced at or above $750,000 in North Texas were up 19.9% in the first quarter of 2013 over the same period last year, according NTREIS data. The Ebby Halliday Companies brought the buyers to 43.3% of those homes and represented the sellers in 42.8% of those transactions, according to MLS statistics.

Clients Benefit from Record In-House Sales

Dave Perry-Miller & Associates retains a very special collaborative culture in the Dallas residential real estate marketplace. The firm represented the purchaser as well as the seller in one-third of all transactions this year. This impressive number sets a new company record in the firm’s five-year history. Dave Perry-Miller & Associates’ spirit of cooperation and the creation of this discreet, streamlined and valuable service offer outstanding opportunities for all parties involved.

As Dave Perry-Miller & Associates’ Mark Cain points out, “In-house sales allows our clients the advantage of seeing some of Dallas’ premiere homes first, and when inventories are low as we are experiencing today, it is the ultimate service for our clients.”

Significant in-house transactions for Dave Perry-Miller & Associates include this outstanding property located at 10260 Strait Lane and sold by Dave Perry-Miller and Betty Godwin.

Real estate agents in Dallas – Fort Worth sold almost 8,000 single-family homes in August, according to the Dallas Morning News, an 18 percent increase over July. This has contributed to a level of home inventory, which is the lowest in over a decade.

“Now quick access to quality properties and creating smooth transactions are more important than ever,” says Jennifer Miller, associate at Dave Perry-Miller’s Preston Center office.

According to company sales volume, sales are at their highest levels since 2008, with over 100 million in sales each month. Both purchasers and sellers are benefiting from this tremendous activity. Dave Perry-Miller & Associates sales are up 78% from the same time last year, and credits the unprecedented success to quietly delivering what others only promise: results.

“When it comes to the strong in-house sales percentage, community involvement, discerning networks, forecasting local trends, marketing expertise and the highly successful collaborative approach among Dave Perry-Miller’s five offices all contribute to these impressive results,” says Bud Bush, general manager of Dave Perry-Miller & Associates. “Since our inception, we have focused on the synergies that bring only the best results for our clients and in-house sales are an important part of our dynamics.”

“As always we encourage our associates to engage in our community, which is of great value to our company’s culture,” says Bud Bush, general manager of Dave Perry-Miller & Associates.

That breaks down to hundreds of satisfied clients, the most important measure of success, at Dave Perry-Miller & Associates,” says Jonathan Thayer, associate at the Preston Center – Dave Perry-Miller & Associates office. “Being able to give back to our community is the icing on the cake.”

Park Cities 4th of July Lemonade Stand

Lemonade stands have long been associated with entrepreneurship and a child’s first business experience, but it wasn’t a kid that started this sweet tradition. In 1879, the first lemonade stand was born when a Manhattan shopkeeper began selling the refreshing beverage in front of his store. The cool concept proved so popular with crowds that authorities had to intervene to handle them. By the summer of 1880, scores of stands popped up all over the city where a glass of fresh lemonade sold for five cents.

Today the lemonade stand is alive and well all across America, manned vigilantly by industrious youngsters. But to run a successful stand, you don’t have to be under 10; you just have to be young at heart. It’s in this spirit that the Dave Perry-Miller & Associates lemonade stand will open up on this Fourth of July. With a “twist” of the norm, adults will serve the kids and without a thought of earning a nickel.

After the Park Cities July 4th parade, the Dave Perry-Miller & Associates lemonade stand will be serving the thirsty hometown crowds free ice cold lemonade, as long as it lasts!

“The history of the Park Cities’ lemonade stand goes back to 1981. I remember when the stand was just a small table with a few of us walking around juggling cups of lemonade on wood trays, like old fashion carhops,” recalled Gayl Braymer of Dave Perry-Miller & Associates. “It was manageable with only 400 being served, but now the crowds are 4,000 plus!”

Since then, the parade and celebration has become a major holiday event that includes dunking booths, The Rhodes Group watermelon eating contest, rides, and more.

“We all pitch in. It’s our way to thank our neighborhood and to celebrate our common patriotic spirit,” said Lee Thomas, manager of the Dave Perry-Miller & Associates Park Cities office.

“Our associates have always been involved in this Park Cities’ summer highlight! In fact, Tom Rhodes and his years of service to the Rotary Club of Park Cities landed him the spot of chairing this year’s July Fourth Festivities in the Park,” added Bud Bush, general manager of Dave Perry-Miller & Associates.

Drop by the Dave Perry-Miller & Associates Lemonade Stand after cheering on the red, white and blue stream of cars, floats and flying candy. It all starts Wednesday, July 4th, 9:00 am, at Highland Park Town Hall and concludes at Goar Park.

And if history is anything to go by, this year’s parade promises to serve up more fun than ever before.

Dave Perry-Miller Shares His Knowledge of Early Dallas Residences

DPM_difference_header

Thirty one years ago, realtor Dave Perry-Miller moved to Dallas and set his sights on a fast-paced, successful career selling quality high-end real estate. While focused on the future and building his career, Perry-Miller recognized the sophistication and fine design of some of the older properties he represented. He developed an unanticipated admiration for the unique quality architecture of pre-war and Modernist houses located throughout the city.

Speaking recently to the Dallas Junior League, Perry-Miller, noted that many of Dallas’ neighborhoods were laid out shortly after the opening of the East Texas oil fields. Overnight, Dallas had one of its first housing booms. Into the late thirties, Dallas enjoyed comparatively steady building and superior design which rewarded the city with a diverse wealth of interesting residential architecture.

Ironically it was the energy boom of the 1980’s that created the threat to many architecturally significant residential properties. Homes were threatened with destruction as residential land values grew to exceed the perceived value of these unique houses. Dave Perry-Millers’ love of fine residential architecture drove him to help save many of the most significant homes. “I’m proud of my small role in ensuring the survival of these exceptional architectural treasures to provide homes for new generations of discriminating families. We are fortunate to live in a city with such a wealth and diversity of residential architecture, and it is important to retain these landmark properties for the future citizens of Dallas.” said Dave Perry-Miller, founder of the firm bearing his name.

In his presentation to the Dallas Junior League, Perry-Miller focused on three influential architects who contributed so much to the rich architectural legacy of Dallas. He shared historical highlights and photographs from the files of Hal Thomson, Anton Korn and Charles Dilbeck. All three fundamentally influenced the architecture of Dallas, particularly through residential designs that culturally enrich many of our neighborhoods.

The many outstanding examples of local residential architecture include:
3800 Beverly Drive – Hal Thompson, 4215 Lakeside – Anton Korn and  4144 Shenandoah – Charles Dilbeck.

Perry-Miller not only is a strong advocate of old houses but has a collection himself with  a 1930’s Dallas home, 1920’s cottage on Nantucket Island,  a 1920’s Spanish Colonial in Arizona and a 1960’s modern in Palm Springs, California. Perry-Miller has passed along his enthusiasm for outstanding residential architecture to all his fellow Dave Perry-Miller associates, sharing those traditions with new generations.

From L to R: Dave Perry-Miller, founder of Dave Perry-Miller & Associates; Ellen Terry, founder of Ellen Terry Realtors

Ebby Halliday Real Estate Inc. today announced that Ellen Terry, Realtors, one of this area’s most respected residential luxury boutiques, is joining with Dave Perry-Miller & Associates, the area’s fastest growing luxury boutique. The office will conduct business as Dave Perry-Miller & Associates, an Ebby Halliday Company, and Lee G. Thomas will continue as office manager. The Ellen Terry, REALTORS operation joins three Dave Perry-Miller & Associates offices located in Preston Center, Highland Park and Uptown.  Both firms are owned by Ebby Halliday Real Estate Inc.

“Timing is everything, and the timing of this move meets current market needs and positions our company to better serve our clients and associates,” says Ebby Halliday Real Estate president and CEO, Mary Frances Burleson.  “This natural progression of success creates a new level of synergy for these two luxury boutiques. The goal remains to be a market leader and offer clients and associates the very best tools in which to buy and sell luxury residential real estate.”

“The future is before us as it never has been before,” Ellen Terry said. “This is truly an exciting time, not only for our new alliance, but our associates and the clients we serve.”

Ellen Terry has never been one to sit still, not only focusing on her personal success, but also the success of those around her. This move brings two dynamic groups of professionals together who have a long history and already share a connection through their parent company, Ebby Halliday Real Estate Inc.

“This partnership of similar cultures just makes sense,” said Dave Perry-Miller. “I began my real estate career with Ellen Terry and the philosophies of our companies will blend seamlessly.”

Many of the associates in both offices are the product of Ellen Terry’s training and expertise. Combining the two companies will bring together years of experience and a team of like-minded professionals known for their real estate prowess.

“We built our company on several strategic moves in our almost 70 years in business and we believe this decision to merge these two fine companies will help ensure our market position for many years to come,” says company founder and chairman of the board, Ebby Halliday.

Ron Burgert, company CFO, adds, “From a business standpoint, we are able to combine budgets, marketing and advertising in a more strategic and cost-effective manner. Real estate is cyclical, and as in past mergers of this type, the local real estate market has contracted to create new alliances to great success.”

Ebby Halliday, REALTORS acquired Ellen Terry, Realtors in 1995 and Dave Perry-Miller & Associates in 2007.  The firm will continue its mission of focusing on luxury homes in this area’s most desirable neighborhoods.  The Ebby Halliday Companies, which also includes Ebby Halliday, Realtors, is already the luxury real estate market leader in North Texas, selling more homes priced at $1 million and greater than any other broker, according to NTREIS MLS sales data.
