Ebby Halliday Companies Property Management Division on the Move

The hard-working team at Ebby’s Property Management Division has spent the past year increasing operational efficiencies, expanding its client base and creating opportunities for agents to grow their businesses. Ebby’s Property Management Division is responsible for the day-to-day management of hundreds of single-family homes, townhomes, duplexes and condominiums across North Texas.

This week marks the one-year anniversary of Mayur Chudasama joining the Ebby Halliday Companies as director of the division and the changes he and his team have implemented have revolutionized property management at North Texas’ largest residential real estate brokerage.

“I want to thank everyone on our team and throughout the Ebby Halliday Companies for their support over the past year,” Mayur says. “It’s our honor to support the best agents in the business. Operational changes always bring their own set of challenges and I can’t express strongly enough how much we appreciate your support as we have grown our offerings and improved our services over the past year.”

Mayur says three areas of emphasis have been at the forefront since assuming his new role: operational efficiency, expansion and agent education.

Operational Efficiency

Under Mayur’s leadership, Ebby’s property-management clients are benefitting from increased efficiency through updated technology, including a new web-based platform. The division also recently launched a new website for property management. Everything from tenant applications to landlord statements can be accessed online.

Ebby’s Property Management Division is actively growing its partnerships with select third parties, adding convenience for clients and protection for landlords. Just a few examples include a utility concierge service, a pet-screening service for applicants, and an HVAC filter-delivery program.

Within the first few months of assuming his new role, Mayur visited each Ebby Halliday Companies sales office to meet directly with agents and to highlight the division’s Property Management services.

“I have really enjoyed getting to know our agents, whether in-person or virtually, and spending some time with them introducing and reinforcing the range of property-management services we offer,” Mayur says.

In the past year, Ebby’s Property Management Division has grown – and is actively growing – its footprint in North Texas. The division manages approximately 600 properties across the region.

Thirteen agents who focus almost exclusively on leasing and property management serve such cities as Dallas, Frisco, Plano, Arlington, Denton, Sherman and McKinney, among others. In addition to strong local and national connections, some of these professionals have also developed relationships with international clients, helping them find D-FW properties and manage those properties.

As the region grows, corporate suites and short-term leasing will present additional opportunities for future growth, Mayur says. To better serve these valued clients, Ebby’s Corporate Suites Division is now part of the Property Management Division.

Agent Education

Real estate is an ever-changing business and staying on the cutting edge is critical to a real estate professional’s success. Providing education and training is a top priority at the Ebby Halliday Companies.

Under Mayur’s leadership, Ebby’s Leasing class has been revamped. Any agent who wants to be involved in leasing is required to take the new class.

“In this ever-changing business, an agent who stays on the cutting edge through effective education is vitally important to his or her client, and ultimately to a successful transaction,” Mayur says. “Our in-house training programs are recognized as the best in the industry – and I’m proud to say that we offer our agents the highest referral fee possible – typically a half-month’s rent.”

It’s been a busy year in Ebby’s Property Management Division and Mayur says the future is increasingly bright.

“We want to expand our number of property managers and the number of properties we manage, all while maintaining the high standards we have set for ourselves and that our clients have come to expect,” he says. “We are grateful for the support we receive daily and are intensely focused on delivering our clients a world-class property-management experience.”

Agents of Change :: Henda Salmeron

Agents of Change :: Henda Salmeron

Henda Salmeron is no stranger to the spotlight.

After first being diagnosed with breast cancer nearly 10 years ago, Salmeron made sure not to fade away as her health spiraled out of control. Through treatment and recovery, the breast cancer and heart attack survivor became a champion for women’s health, eventually helping to pass her own law in 2011.

Henda’s Law — as it is officially known in Texas — requires medical providers to inform women if they have dense breast tissue, which could hide abnormalities, and to tell patients if more advanced screening is needed.

Salmeron’s story was covered locally and statewide. Her law led to a “23-fold increase” in the number of MRIs within two years after its implementation, according to a study by Baylor Medical Center.

Agents of Change :: Henda Salmeron

Salmeron knew that there was more of her story to tell. Earlier this year, Salmeron published her autobiography, “Grit Under My Nails: A Memoir in Three Acts,” which chronicles her life before, during and after her life-changing mammogram.

She is now back in the spotlight, recently speaking with CBS 11 about “Grit Under My Nails,” as well as the future of Henda’s Law.

Hanne Sagalowsky :: NAR Coordinator to Western Europe, Israel, Turkey

hanne sagalowsky

With her European upbringing and an affinity for making global connections, Hanne Sagalowsky is perfectly suited for her new position as the National Association of Realtors® (NAR) coordinator to Western Europe, Israel and Turkey.

This new position is an expansion of her duties at NAR, where she was previously the presidential liaison to Denmark, her native country, and Sweden for more than 10 years. As a coordinator, she will oversee 14 countries and the presidential liaisons to those countries.

Additionally, Sagalowsky is the incoming vice chair for the Texas Association of Realtors® Global Committee, furthering her global expertise.

Sagalowsky has lived in Dallas for more than 30 years and specializes in relocation (locally as well as overseas), working with many transferees from major DFW corporations.

We asked Sagalowsky what her new position as the NAR coordinator to Western Europe, Israel and Turkey means to her.

What does being named NAR Coordinator entail and what does it mean to you?

It’s an extension of my previous positions. I started more than 10 years ago as the liaison to Denmark, then Sweden, later to both Denmark and Sweden. It’s typically a one-year appointment, but you tend to be reappointed if you build a good relationship with your appointed country. After a number of years, I got promoted, so to speak. It’s all volunteer.

The region I’m overseeing is the one I feel most qualified to work with, having grown up in Western Europe. I was raised in Denmark and traveled extensively while growing up and continue to do so.

NAR connects our national Realtor association with associations in more than 70 countries all over the world through a bilateral agreement. Additionally, we have local and state ambassador associations in the United States to help with those relationships.

It’s a three-legged stool: You have the NAR presidential liaison, the association in the country the liaison is assigned to and also an ambassador association in the U.S. They all work together to further best practices and exchange mutually beneficial information, as well as help with cross-border transactions.

It involves a lot of time, but it’s something I’m excited about and really enjoy. Being multilingual certainly makes it easier. I speak three languages more or less fluently, with an understanding of a couple of others.

How does the new position work together with your business at Dave Perry-Miller Real Estate?

Any involvement with your associations whether it is on the local, state or national level is so important in your professional development. Whatever the volunteer work might be, it makes you a better informed and better prepared Realtor.

I work with a number of foreign-born or recent immigrants. It is important for anyone who works on the global scene to be knowledgeable about many different issues, i.e. visa issues, tax laws, etc.  It is also extremely helpful to be familiar with how real estate transactions are conducted in other countries, so that you may be able to explain the differences to your clients.

I also hold the designation of Certified International Property Specialist. Only 3,500 real estate professionals in 45 countries hold this special designation. The designation means I’ve been trained in working with foreign nationals and understand cross-border relocation and cross-border referrals.

Realtors who have earned this designation are consumers’ best and most trusted resources for navigating the global market.

How does understanding various cultures assist in your transactions?

It makes you more sensitive to issues that may come up during a transaction and prepares you for problems that are unique to transactions involving foreign nationals or recent immigrants. Real estate transactions are conducted differently across the world and even very differently from state to state in the US.

A lot of Americans, including many American Realtors don’t understand how differently real estate is conducted in other countries. Consequently, they do not understand what needs to be explained to someone who is not familiar with how transactions are handled in the United States.

If you don’t understand your clients’ background, building rapport and trust can also be difficult. I am an immigrant myself. I have been in their shoes. That fact has been extremely helpful as well. I came here to go to college, and I’m still here.
