Inventory Is Low. The Time Is Now!

There’s no shortage of homes to buy – just sellers to sell.

It’s not a big secret in a market like ours. It has been and will continue to be a challenge heading into Spring.

Mortgage rates are largely forecast to continue to rise over the coming months and serious house hunters are paying close attention. After all, every rate increase could have an impact on affordability, and over time, that will put the brakes on buyer demand. But in the short term, projected rate increases may motivate home buyers and make for an extremely competitive Spring market.

So if you’re thinking of listing your home, don’t wait too long. As others prepare to list and inventory begins to increase, the intense multiple offers will start to ease and home prices will continue to rise – but at a slower pace.

The bottom line: the sooner you list, the less competition you will have.

Dave Perry-Miller Real Estate is a member of the Ebby Halliday Companies – the leading real estate company in Texas. If you’re thinking of listing, we’re here to provide an instant valuation of your home and help you prepare. Visit DavePerryMiller.com and connect with one of our experienced agents today!

Chris Kelly, Leslie Rouda Smith Named to 2022 Swanepoel Power 200 List

Chris Kelly, president & CEO of the Ebby Halliday Companies, and Leslie Rouda Smith, 2022 NAR president and Dave Perry-Miller Real Estate broker associate, were named among “The Most Powerful People in Residential Real Estate” on the just-released Swanepoel Power 200. The prestigious Swanepoel lists are widely considered the most comprehensive compilation of influential CEOs, thought leaders and senior executives in the residential real estate brokerage business.

“It’s my honor to be named to the Swanepoel Power 200,“ Kelly says. “But I want to give credit where credit is due: Our people are what make the Ebby Halliday Companies special. It’s my honor to work alongside an immensely talented team of professionals who are passionate about serving our clients, our communities and our industry. The opportunity to help lead this iconic company to its next level of growth and performance is both humbling and exciting.”

The Swanepoel rankings are based on such criteria as personal influence, industry tenure, the office held, the decision-making power of said office, the financial resources of the company or organization, the company or organization’s significance and contribution to the industry, the company’s geographic reach, and the executive’s activities, growth, and potential.

Congratulations to Chris and Leslie on another honor very well deserved!

This is New NAR President Leslie Rouda Smith’s Journey to the Top

The path of Dallas Realtor Leslie Rouda Smith to today was seemingly determined long ago, as the daughter of an Ohio residential real estate brokerage owner and one-time National Association of Realtors (NAR) president. On November 11, Smith followed in the footsteps of her father, Harley E. Rouda, Sr., while also forging a new path.

Before the start of the annual Realtors Conference & Expo on Nov. 12 in San Diego, Smith was installed as the seventh female president of the largest trade association in the world, two-thirds of whose members are women – now the majority of the seven-member leadership team for the first time in its almost 115-year history.

Smith holds her license with Dave Perry-Miller Real Estate, an Ebby Halliday Company, though she rarely lists a property in her name these days. As she stands on the cusp of her presidency, her devotion to this business is evident. For one thing, these roles are not paid but rather volunteer positions. Yet they are vital to industry members and consumers alike.

Smith wants everyone to be aware of the commitment required for what are essentially full-time jobs.

“This underscores just how passionate I am – all of us are – about our profession, homeownership, and private property rights,” Smith says. “I wish all my local Realtor friends knew and understood the importance of investing in their business through the Texas Political Action Committee, also known as TREPAC in our state.”

On a national level, she is also proud of NAR’s work on Capitol Hill.

“Everything we’ve passed or defeated in our favor, legislatively, has benefited agents and homeowners,” Smith says. “Our Chief Lobbyist is one of the 20-most influential women in Washington, D.C. We are fortunate to have her.”

“For the first time in our history, independent contractors were included in 2020’s stimulus package. The work to achieve that happened while Realtors were listing and selling homes. It wasn’t magic – it was a lot of hard work! The connections we’ve made over the years in Washington are why we are so successful when it comes to legislative, policy and regulatory issues,” Smith says.

Smith’s ascent to her current role has been a gradual one. Growing up in Upper Arlington near Columbus, she never actually imagined that real estate was going to be her career. Still, she’s been able to use her degree in Communications from Ohio State University, albeit in different ways than she originally planned.

Over the years, Smith has held a variety of committee service and leadership positions at NAR, the Collin County Association of Realtors (CCAR), Texas Realtors, and the Women’s Council of Realtors (WCR), including:

  • 2009 – NAR Liaison
  • 2011 – RPAC (Realtors Political Action Committee) Liaison
  • 2012 – President of CCAR
  • 2013 – Vice President of NAR
  • 2014 –  Secretary/Treasurer of TAR, received Texas REALTORS® Distinguished Service Award
  • 2015 – Chairman-Elect of Texas REALTORS®
  • 2016 – Chairman of Texas REALTORS®
  • 2017 – NAR Region 10 Vice President
  • 2018 – Texas ‘REALTOR of the Year’
  • 2019 – Elected 2020 first Vice President of NAR
  • 2020 – Elected 2021 NAR President Elect

“Observing my dad in his leadership roles inspired me to get involved and to give back to the profession that means so much to me,” Smith says. “I think we should all strive to leave it better than we found it.”

Personally speaking, Smith’s family is as invested in the industry as she is. Her husband Brian is a Farm & Ranch real estate specialist, and they are in a group with their two children Kristin and Austin, as well as Jody Hargus, Josh Vernon, and assistant, Debbie Pounds.

25-Year Anniversaries Not Such a Rarity at Dave Perry-Miller Real Estate

In an age when many professionals change jobs often and easily, staying in one place for 25 years is definitely not something you see often.

Yet an incredible 43 people at the Ebby Halliday Companies recently achieved that very milestone. Those 43 – independent contractor agents and office staff from the Dave Perry-Miller Real EstateEbby Halliday Realtors and Williams Trew brands – were celebrated Wednesday with a special luncheon at Sixty Vines in Uptown Dallas. Because of a COVID delay, some had already progressed from 25 to 26 and 27 years.

CEO Chris Kelly, who addressed the honorees and presented each with a diamond pin, said this about the afternoon.

“It was my absolute pleasure to celebrate these team members who have been part of the Ebby Halliday Companies for 25 years or more. We fully appreciate that this kind of loyalty is not the norm in the real estate industry – especially in today’s climate of plentiful options. We think that makes a loud statement about the culture Ebby built here and that we’ve been working hard to maintain.”

EHC is big on acknowledging such milestones – internally and externally – along with those around production, personal bests, landmark closings, incentive contests and more. It’s not uncommon to get a video email from Kelly himself, congratulating an agent for a key sale or overcoming a challenge. Vice Presidents Carolyn Rosson and Malinda Howell as well as the company’s 28 Sales Leaders also champion their people any chance they get. The brand is known for being as supportive and encouraging as Ebby Halliday herself was.

Could that be the key to why so many stick around? Here’s what some of those celebrating that day said.

Carolyn McCann | Williams Trew | Office Administrator

“I began my career with Ebby Halliday and have greatly enjoyed working for a company that was ‘out in front’ on extending opportunities to women. They also make it a priority to provide agents and employees with many incredible mentors and role models to guide us. There is a feeling of belonging to a family when you work here, and I am still so very proud to call this place home after all these years.”

Janice Berg | Ebby Halliday Realtors | Sales Associate

“I had been living in Frisco since 1977 and had the opportunity to go to the groundbreaking for the Ebby office there 25 years ago. I had my license with another company at the time. I was standing behind Miss Ebby herself and I told her I would love to talk to her about becoming an Ebby agent because I had heard so many good things about the company. She yelled out to the future manager and said, ‘Here’s our first Ebby Frisco agent. Let’s all go to lunch tomorrow!’ And the rest is history. I did become the first agent. And I can’t thank this company enough for what it’s done for me and my family.”

Brian Smith | Dave Perry-Miller Real Estate | Sales Associate

“Prior to 1984, I had been buying and selling my own real estate. I grew up in Dallas and heard the Ebby name and knew all about the Little White House. I decided to go with them. In fact, during my training is where I met my wife Leslie Rouda Smith (current NAR President). It’s been a really good experience for our family (daughter Kristin and son Austin are also with DPMRE). The reasons I chose them? The excellence, the reputation, the professionalism and the name. The training classes and the continuing education – you just can’t beat them. They keep us very well informed and up on any changes in real estate matters. It’s been a very good career.”

Congratulations to all and thank you for your extraordinary commitment to service!

Ebby Halliday Elementary Starts the School Year Strong

Agents of Ebby Halliday Companies Deliver Backpacks, School Supplies for Every Student at DISD’s Ebby Halliday Elementary

The Ebby Halliday Companies is built on a foundation of generosity, extending back to the days when Ebby Halliday herself was running the iconic residential real estate brand. Now a new generation of agents have readily adopted her personal mantra, “Do Something for Someone Every Day,” and are living it out in a variety of ways.

A most recent example is the Back-to-School Backpack Drive initiated by the company’s Diversity, Equity & Inclusion Council. Agents were given school supply lists for Ebby Halliday Elementary School in southeast Dallas, and asked to provide.

The company’s more than 30 offices quickly responded and within a week, hundreds of backpacks filled with notebooks, pencils and more, were being delivered to the school – in plenty of time for Meet the Teacher night on August 12.

CEO & President Chris Kelly was quite pleased by the effort.

“Given what we’ve asked the children in our communities to endure and overcome these past 18 months,” said Kelly, “helping get their school year off on the right note is the least we can do to contribute towards their success. I am incredibly proud of how the entirety of the Ebby Halliday Companies rallied around the challenge issued by our Diversity, Equity & Inclusion Council.”

Sylvia Sotelo Kidd and Pamela Young are EHC’s Diversity, Equity & Inclusion officers as well as sales leaders with Ebby Halliday’s offices in Rockwall and Forney, and Southwest Dallas, respectively.

“The Council’s goal was to gather 650 backpacks and we beat that by three!” said Kidd. ”We also have additional supplies for almost 100 more students.”

“Our mission with community outreach efforts like this is twofold,” Kidd continued. “We want to encourage both internal growth among our agents, staff and executives, and growth among our own community members. We want to ensure they have the opportunity to bridge generational wealth gaps. This mindset can start as early as Kindergarten.”

Added Young, “In addition to this, committee members have already identified a few key areas in North Texas where we plan to hold educational seminars regarding credit and lending, and host other beneficial programs. The potential to own a home should be for everyone.”

Ebby Halliday Elementary opened in August 2011 as part of a 2008 DISD bond package. The two-story, environmentally-friendly school is set in a rural-like area called Rylie where manufactured homes and horses are a common sight. Just behind the school, bulldozers prepare lots for a large single-family housing development, perhaps a sign of hope for community members that owning a home can be for them, too.

Record-Breaking Month: $1.1 Billion in Sales, 2,000 Families Served

Month-end numbers have been tallied at the Ebby Halliday Companies and results confirm the local residential real estate powerhouse, comprising  Dave Perry-Miller Real EstateEbby Halliday Realtors and Williams Trew, has again broken a 75-year sales record achieved less than a year ago.

June 2021 is now officially the North Texas market leader’s best month ever, totaling $1.1 billion in closed sales.

Chris Kelly, CEO of the Ebby Halliday Companies, took to video email and social media to congratulate more than 2,000+ agents across North Texas on the accomplishment.

“Your previous record did not stand the test of time,” Kelly said, “as less than a year later, you broke it again. Thank you for the unparalleled service you provide to your clients, as that is what this record represents. In just 30 days, you helped almost 2,000 individuals and families. At this rate, we can anticipate year-end numbers to break even more company records.”

So far in the first half of 2021, agents of the Ebby Halliday Companies have helped over 9,000 individuals and families and closed $5 billion in real estate.

Having celebrated last year 75 years of service to North Texans and those moving to the region, the Ebby Halliday Companies are No. 1 in Texas by transaction sides. Ebby Halliday Companies Property Management Division on the Move

The hard-working team at Ebby’s Property Management Division has spent the past year increasing operational efficiencies, expanding its client base and creating opportunities for agents to grow their businesses. Ebby’s Property Management Division is responsible for the day-to-day management of hundreds of single-family homes, townhomes, duplexes and condominiums across North Texas.

This week marks the one-year anniversary of Mayur Chudasama joining the Ebby Halliday Companies as director of the division and the changes he and his team have implemented have revolutionized property management at North Texas’ largest residential real estate brokerage.

“I want to thank everyone on our team and throughout the Ebby Halliday Companies for their support over the past year,” Mayur says. “It’s our honor to support the best agents in the business. Operational changes always bring their own set of challenges and I can’t express strongly enough how much we appreciate your support as we have grown our offerings and improved our services over the past year.”

Mayur says three areas of emphasis have been at the forefront since assuming his new role: operational efficiency, expansion and agent education.

Operational Efficiency

Under Mayur’s leadership, Ebby’s property-management clients are benefitting from increased efficiency through updated technology, including a new web-based platform. The division also recently launched a new website for property management. Everything from tenant applications to landlord statements can be accessed online.

Ebby’s Property Management Division is actively growing its partnerships with select third parties, adding convenience for clients and protection for landlords. Just a few examples include a utility concierge service, a pet-screening service for applicants, and an HVAC filter-delivery program.

Expansion

Within the first few months of assuming his new role, Mayur visited each Ebby Halliday Companies sales office to meet directly with agents and to highlight the division’s Property Management services.

“I have really enjoyed getting to know our agents, whether in-person or virtually, and spending some time with them introducing and reinforcing the range of property-management services we offer,” Mayur says.

In the past year, Ebby’s Property Management Division has grown – and is actively growing – its footprint in North Texas. The division manages approximately 600 properties across the region.

Thirteen agents who focus almost exclusively on leasing and property management serve such cities as Dallas, Frisco, Plano, Arlington, Denton, Sherman and McKinney, among others. In addition to strong local and national connections, some of these professionals have also developed relationships with international clients, helping them find D-FW properties and manage those properties.

As the region grows, corporate suites and short-term leasing will present additional opportunities for future growth, Mayur says. To better serve these valued clients, Ebby’s Corporate Suites Division is now part of the Property Management Division.

Agent Education

Real estate is an ever-changing business and staying on the cutting edge is critical to a real estate professional’s success. Providing education and training is a top priority at the Ebby Halliday Companies.

Under Mayur’s leadership, Ebby’s Leasing class has been revamped. Any agent who wants to be involved in leasing is required to take the new class.

“In this ever-changing business, an agent who stays on the cutting edge through effective education is vitally important to his or her client, and ultimately to a successful transaction,” Mayur says. “Our in-house training programs are recognized as the best in the industry – and I’m proud to say that we offer our agents the highest referral fee possible – typically a half-month’s rent.”

It’s been a busy year in Ebby’s Property Management Division and Mayur says the future is increasingly bright.

“We want to expand our number of property managers and the number of properties we manage, all while maintaining the high standards we have set for ourselves and that our clients have come to expect,” he says. “We are grateful for the support we receive daily and are intensely focused on delivering our clients a world-class property-management experience.”
