Bluffview Home Designed by Dilbeck Featured on Modern Dallas TV Show

Dave Perry-Miller and Julie Boren appeared on the latest edition of Modern Dallas TV to discuss their new listing in Bluffview, 4605 Watauga Road.

Designed by noted architect Charles Dilbeck, the four-bedroom home is “an absolutely exceptional example of someone at the top of their career creating something really, really, exceptional,” Perry-Miller says during the interview with Modern Dallas publisher Jeff Levine. Although the house started out with beautiful proportions and design, Perry-Miller adds that Bodron + Fruit, the acclaimed architecture and design firm, “took it to another level.”

Despite those updates, Boren — who is intimately familiar with the property — points out that the fireplaces in the living room and study date to the house’s construction in 1954. She also tells Levine about the cabana being a complete home unto itself, and she describes the privacy the homeowner is afforded via the extensive landscaping.

To schedule a private showing of 4605 Watauga Road, call Julie Boren at 214-402-8778.

Custom Home at Convenient Location Boasts Floor Plan That’s Truly Unique

The five-bedroom home at 9006 Rockbrook Drive has a custom floor plan that is truly unique. Dave Perry-Miller Real Estate’s Rick Adams, who is offering the property at $1,425,000, will hold it open for prospective buyers from 2 to 5 p.m. on Suday.

One uncommon aspect of the home is that the grand curved staircase is not visible as soon as you enter the foyer. Placing it in the traditional spot would have distracted from the dramatic formal living room, which features a 16-foot barrel ceiling and a large window providing a view of the pool.

You have to walk down a short gallery, which is open to the formal dining room, to see the main staircase. It features handrails made of scrolled iron and wood, and the steps are finished in light emperador marble. The home’s luxury powder bath is underneath the stairs. The other five bathrooms are all part of bedroom suites.

Two of those bedroom suites, including the master, are on the first floor, where the ceilings are all at least 11 feet. The home’s one-vehicle garage has private access directly into the master suite’s walk-in closets. The second, two-vehicle garage leads to the utility room, which is set up for two washers and two dryers, and the other downstairs bedroom suite.

The roster of KitchenAid appliances in the gourmet kitchen includes two dishwashers, two ovens, two disposals, and a 48-inch-wide refrigerator. Other outstanding aspects of the kitchen include a huge pantry that’s 12 feet deep and a desk area with a pull-out keyboard tray. The kitchen is open to the breakfast nook and family room, which both have walls of window facing the pool.

Completing the first floor are a study and a media/multipurpose room. Upstairs are a fitness room above the two-vehicle garage, a game room with a wet bar at the top of the secondary staircase, a loft-style living room accessed from the main staircase, and three bedroom suites.

To schedule a private showing of this unique property, contact Rick Adams at 214-850-3307 or

This 4-Bedroom Home in Bluffview is The Best Bargain in Its Neighborhood

Besides being a beautiful home in a gated community, 9123 Cochran Bluff Lane is the best bargain in its neighborhood.

As of this morning, there were seven other homes priced between $500,000 and $1,000,000 within a half-mile of 9123 Cochran Bluff Lane. The price per square foot for those seven properties ranged from $212 to $286.

But 9123 Cochran Bluff Lane is a 3,851-square-foot home that The Gromatzky Group is offering at $649,000. That equals $169 per square foot.

Those 3,851 square feet are part of a great layout with a master suite and study on the main floor. The study is the first room on your left after you enter the brick home through the gorgeous carved-wood front door. Just beyond the study are the formal dining room on your left and a staircase on your right, with a balcony overlooking the entry.

The kitchen has a large center island, stainless-steel appliances, granite counters, alder cabinets, a wine closet, and a walk-in pantry. It opens to the light-filled two-story living room that features a fireplace, floor-to-ceiling windows, and a second internal balcony.

There is a playroom upstairs plus three generous bedrooms, an office, and a wet bar. The home also boasts quality finishes, energy efficiencies, and an attached two-car garage. Its location is convenient to Love Field, the stores and restaurants of Preston Center and NorthPark Center, and all of Dallas’ leading private schools.

Rather Than Book a Santa Fe Getaway, Come Home to a Bluffview Compound

Handmade is hot! Ravioli from scratch, throw pillows from Etsy, paintings from Texas artists – they all add character to a home. Well, imagine a home with handmade touches everywhere you look!

“This home has a ‘soul’ that reflects tremendous creativity,” says the owner of 8604 Labron Avenue. “It has a unique ‘je ne sais quoi’ that will catch your breath and charm your guests.”

And she knows her stuff; she even knows how to pronounce “je ne sais quoi,” because she is from the Château wine country in the center of France.

All the walls have custom treatments by the artist/homeowner. It’s a blend of cultural influences, but you might say there’s a Santa Fe feel — earth-tone colors, Saltillo tiles, rustic woods.

“The emphasis is on warmth, aesthetics, and a feeling of serenity and surprise that invites you to feel welcome and challenged to bring your own touch,” says the homeowner.

For example, she used vintage bank security boxes as shelf brackets for the built-in office in the family room — after finding a gold chain inside one of the abandoned treasures!

Occupying a third of an acre in Bluffview, the property feels like a compound, with a main house and a separate guest house, plus room for a pool.

The neighborhood is the best part. Soft hills, large trees, winding roads — not suburban Dallas at all. You could come home for the weekend, instead of booking a Santa Fe getaway.

Want to add onto the three-bedroom, three-bath house? Or put your original creation on this large lot with a big backyard and guest house? Anything’s possible.

To further explore the possibilities, reach out to Dave Perry-Miller Real Estate’s Susan J. Gates at 214-470-8632 or She’s offering the property for $692,000.

Bring a Buyer to this Beautiful Estate, And You’ll Drive a Bentley to the Bank

There’s a real estate agent in Dallas who’s soon going to upgrade his or her vehicle to a 2015 Bentley. All this agent has to do is represent a buyer who will purchase 5139 Seneca Drive, a 16,000-square-foot French chateau that sits on 2.3 gorgeous acres in Preston Hollow. The seller is offering the luxury vehicle as an incentive to seal the deal. If you’re interested, call Chad Schulin (right, with Dave Perry-Miller and the aforementioned Bentley) at 214-529-1758.

A Decked-Out Game Room Provides Hours of Fun for the Whole Family

In the same way that the kitchen is a busy space designed to bring people together, the game room is also a place for family fun. Modern game rooms are constructed to fit pool tables, video consoles, card tables, and large-scale table sports, such as foosball, table tennis, and air hockey. Here are five game rooms tailor-made for friendly family competition.

4412 Lakeside

The game room inside the Highland Park estate at 4412 Lakeside Drive has an energetic, fun-loving atmosphere. This game room features a fireplace, abundant natural light, and space for table tennis, video games, a poker table, and more.

6207 Rex

The game room inside the four-bedroom estate at 6207 Rex Drive is made for billiards aficionados. There’s room for a champion-size table and accessories, plus plenty of space for old-school video games and sports memorabilia.

6130 Desco

The nearly 7,000-square-foot home at 6130 Desco Drive features a beautifully designed game room that’s large enough for a billiards table, sofa, high-top table and chairs, and jukebox.

4612 Isabella

4612 Isabella Lane is made for entertaining indoors and out. While you’ll find a sport court and zip line in the backyard, the second floor features an expansive game room that can accommodate a pool table, a foosball table, video games, and seating, and there’s still plenty of space left over for more.

5139 Seneca

The regally designed game room at 5139 Seneca Drive is just as exquisite as the rest of the 16,000-square-foot Bluffview estate. The space has room for a billiards table and abundant seating. The parquet wood floors, columns, and bronze flair add a touch of sophistication.

Few Dallas Neighborhoods Can Match Briarwood’s Convenience, Community

Briarwood is a charming neighborhood that was built on dairy farmland in the 1940s. This bedroom community originally featured cottages and smaller houses, but today the neighborhood also includes newer, larger homes. There’s a strong demand for properties within Briarwood, thanks to a renewed demand for neighborhoods with a strong family atmosphere, sense of community, and low crime rate. Briarwood is bordered by Lovers Lane, Inwood Road, and Elsby Avenue, and is in walking distance a host of restaurants, as well as Inwood Village, which features retail and the Inwood Theater. Dave Perry-Miller & Associates presents three must-see homes located within this close-knit community.

The three-bedroom home at 5022 Elsby Avenue was built in 1946 and has been updated throughout. This home features a welcoming floor plan, modern kitchen, split large master bedroom with walk-in closets, second living area that can be used as a dining area, and a beautifully landscaped backyard with pool.

Demonstrating the variety of the neighborhood is a newer, 4,574-square foot home. 4703 Elsby Avenue is a traditional home constructed in 2007 and features custom accents, open floor plan, abundant natural light, four bedrooms, three living areas, game room, and his and her garages. Directly behind the home is a park and playground.

Another large, traditional home in Briarwood is 4900 W. Stanford Avenue. With an open floor plan, four bedrooms, and gourmet kitchen, this home features many modern amenities. The large den overlooks the landscaped backyard, and all of the bedrooms have their own baths.

Owner of Luxury Mansion in Bluffview Hopes Luxury Vehicle Helps Seal Deal

This is a much sweeter incentive than the iPads that are typically dangled in front of buyers’ agents.

The owner of 5139 Seneca Drive, a seven-bedroom mansion that sits on 2.34 acres in Bluffview, is motivated to move the property. Not only has he reduced the price by $1 million, he’s offering a unique bonus to the agent who brings a buyer to the table: a custom 2013 Mercedes SL550. As Chad Schulin, the Dave Perry-Miller associate representing the seller, points out, the luxury sedan has massage functions in both front seats. That should feel really nice as the buyer’s agent drives to the bank to cash the $300,000 commission check.
