Quality Location and a Quality School Lead to Sellers’ Market in West Plano

5603 Stone Cliff Court

5603 Stone Cliff Court is a corner-lot home in the Plano West Senior High School attendance zone.

Plano West Senior High School is treasured by families living in West Plano and Far North Dallas, areas convenient to the future headquarters of Toyota and FedEx Office. Not only does the school meet all required state standards, according to the latest accountability report issued by the Texas Education Agency, Plano West also earned six of seven distinctions.

Consequently, demand for homes in the Plano West attendance zone is high, as are prices. As these statistics from the North Texas Real Estate Information Systems show, the price per square foot for homes in the attendance zone rose by more than 20 percent last month when compared to the previous July. The market remains consistently competitive for buyers, with only two months’ worth of inventory available in July and a year ago.

City Hall is inviting Dallas residents to a series of public meetings, where they can provide input on the proposed design of Trinity Parkway. There were some tense moments at the first meeting on Tuesday, but residents had the opportunity for face-to-face conversations with city officials, including Mayor Mike Rawlings.

A few of the meetings are convenient for homeowners in neighborhoods served by Dave Perry-Miller Real Estate:

Far North Dallas: 7 to 9 p.m. on May 28 at Parkhill Junior High School, 16500 Shadybank Drive

Downtown: 7 to 9 a.m. on June 2 at the Dallas Regional Chamber, 500 N. Akard Street, and 6 to 8 p.m. on June 23 at Dallas City Performance Hall, 2520 Flora Street

Preston Hollow: 6 to 8 p.m. on June 16 at Walnut Hill Recreation Center, 10011 Midway Road

Inventory of Houses on the Market Remains Scarce in Far North Dallas

5935 Deseret Trail
5935 Deseret Trail is one of our newest listings in Far North Dallas.

Sales prices in Far North Dallas were down slightly in April when compared to the previous month, even though the median price was higher than it was a year ago. Meanwhile, homes for sale north of LBJ remain relatively scarce.

The following statistics were recently released by the Real Estate Center at Texas A&M University. Supplied by North Texas Real Estate Information Systems, they represent single-family sales in Area 10, which is generally bounded by LBJ Freeway, Marsh Lane, the Bush Turnpike, and Coit Road.

[table]Month,Sales,Average price[attr style=”width:90px”],Median price[attr style=”width:90px”],Price per square foot,Sold to list price,Active listings,Days on market,Months of inventory
4/14,97,”$417,011″[attr style=”width:90px”],”$350,000″[attr style=”width:90px”],$140,99%,184,27,1.7
3/15,107,”$432,052″[attr style=”width:90px”],”$373,750″[attr style=”width:90px”],$145,98%,152,52,1.5
4/15,115,”$409,845″[attr style=”width:90px”],”$356,230″[attr style=”width:90px”],$144,99%,157,26,1.5[/table]

There was only 1.5 months’ worth of inventory in Area 10 last month. That means if no other homes came on the market, it would take a month and a half for the current inventory to sell. A healthy market is one that has six months’ worth of inventory, so if you’re thinking of selling your Area 10 property, now would be a good time to call a Dave Perry-Miller agent.

Far North Dallas Palace Sits Between Private Park and 40-Acre Greenbelt

The gorgeous home at 5403 Willow Wood Lane is located in the quiet subdivision of Whispering Springs. Built on a double lot overlooking a beautiful private park and backing to a 40-acre greenbelt full of mature trees, it’s easy to think of this property as a country estate. Dave Perry-Miller Real Estate’s Liz Moore is marketing the four-bedroom home for $1,100,000.

Award-winning builder Steve Roberts constructed the house in 1991 as his personal residence. No expense was spared in the quality of construction and the exquisite finish-out throughout its 6,078 square feet. Such details are evident before you even get inside; the windows above the front door are anchored by a large exquisite beveled-glass design.

Upon entering, one is struck by the grandeur of a large open space containing a generous foyer, a formal living room and a formal dining room. The sweeping grand staircase boasts custom-made metal balustrades. The Italian marble floors shine under all of the natural light that pours through the two-story window providing views of the backyard. The detailed millwork includes deep crown molding and coffered ceilings not only in the library but also the large family room. Those rooms are fully paneled and finished with a custom stain.

There are two bedrooms on each level, each with their own private bath. The downstairs master suite features a sitting area with beautiful views of the pool and spa. The enormous, elegant master bathroom has a raised tub and a large separate shower. Separate walk-in closets are included as well. The larger bedroom upstairs could easily function as a secondary master suite.

The gourmet kitchen, which was built for entertaining including an eat-at bar area, has generous counter space and an enormous window over the cook top. Its hardwood cabinetry provides a seamless transition to the wood-paneled family room complete with a cozy fireplace. The family room is complemented by a handsome walk-in wet bar with a stained-glass light fixture and brass foot rail around the bar.

The secluded Whispering Springs subdivision in Far North Dallas has rolling hills and mature trees, and is just a short drive from the interchange of the Dallas North Tollway and the President George Bush Turnpike. Excellent shopping and gourmet restaurants abound. Private schools as well as Plano ISD’s excellent campuses are nearby.
