Rare Creekside Home in Coveted Pocket of UP Comes Available

If you’ve always wanted your own slice of heaven on THE creek in Dallas but thought it impossible, 6705 Golf Drive is a well-timed miracle. The four-bedroom, 3 bath, 2 half-bath, English stone beauty has many things going for it, not the least of which is pricing: $1,899,500.

Location is another. It’s one of only 28 lots in University Park backing up to Turtle Creek, and was built as a spec home in 1934.  Everything you could possibly need is a stone’s throw away – grocery and restaurants, UP Elementary, Holmes Aquatic Center, Goar Park with gazebo and soccer fields, and more. UP’s Town Hall is just down the street, too.

The current owners are the second set to occupy, and they’ve taken great care to preserve original architectural features, while updating amenities and functionality as needed.

Just off the entryway, past a half-bath, the eat-in kitchen is a delightful mix of traditional and modern, successfully juxtaposing seeded glass/alderwood cabinets with granite counters, a farmhouse sink with stainless steel appliances, and a rough-hewn support beam with whimsical light fixtures. Walk-in pantry and attached mudroom/home office with utility shower offer convenience and versatility for busy families.

The adjacent large dining area overlooks the secluded backyard and creek, and leads into a family room with stained glass windows and built-ins, and formal living room with leaded glass windows. Hand-scraped hardwoods run throughout the downstairs.

Upstairs, the added-on master features a walk-in closet, master bath with steam shower and heated floors, and balcony overlooking creek. It’s serviced by a full-size laundry across the hall, and has easy access to the three additional bedrooms, including one with loft and one with painted log cabin treatment.

Saving the best for last, there’s the backyard. An ipe wood deck with railing provides a great space to entertain along the lot’s feature attraction. Two-story former garage/multipurpose space has great potential for quarters or workshop.

Come Home to a Mediterranean Estate Conveniently Located in Highland Park

The exceptional Mediterranean home at 3420 Saint Johns Drive occupies a prime location in the heart of Highland Park. Dave Perry-Miller Real Estate’s Kevin Laszlo is offering the property for $2,995,000, and he’ll hold it open from 2 to 4 p.m. on Sunday.

Check out our Pinterest board of homes for sale in Highland Park

The level of sophistication in this 2003 residence is evident by the intricate wrought-iron patterns in the front door, the exterior balconies, and the breathtaking grand staircase in the two-story foyer. You enter the five-bedroom home through an alcove flanked by impressive columns.

Floor-to-ceiling windows provide views of the front yard from the formal dining room and formal living room, which features one of the home’s three fireplaces. These distinctive areas are unified by their beautifully stained hardwood floors and enormous arched entryways, design elements that continue in the grand family room.

The family room features a wall of windows overlooking the pool. The room is designed so that the television is a tasteful afterthought, not the centerpiece. Instead, attention is focused on the ornate cast-stone fireplace flanked by built-in shelving. The family room is complemented by a wet bar featuring a wine closet, plus a wood-paneled study with a coffered ceiling.

Completely open to the family room is the gourmet kitchen equipped with two pantries, commercial-grade ovens and ranges, and a full-size refrigerator and full-size freezer that are paneled to match the white cabinetry. The island and counters are topped with granite, and the backsplash is made of stone tiles. The breakfast area accesses a second rear staircase.

The master bedroom features a ceiling highlighted by dark wood beams and trim. The master bathroom, which boasts a gorgeous marble step-up tub accented by columns, features his and hers sides with separate walk-in closets. There are four other bedrooms upstairs, plus a media room.

This extremely well-cared-for home, includes a three-car garage, but its location allows for plenty of trips on foot. Armstrong Elementary School is just one block to the west, and SMU is only a few blocks to the north.

Highland Park ISD Residents Invited to Provide Feedback on $358M Bond Plan

3128 Southwestern
3218 Southwestern Boulevard is one of our newest homes for sale in Highland Park ISD.

As most residents of Highland Park and University Park know, this is a critical year for their shared school district. With all six of the Highland Park Independent School District campuses over capacity, a committee of community members has hatched a plan to provide some relief.

As you might expect, the plan — which includes renovating the existing schools and buying land to build a fifth elementary school — isn’t cheap. The district’s Facility Advisory Committee is recommending a $358 million bond issue that will go before HPISD voters in November.

In the meantime, Park Cities residents are invited to provide feedback on the committee’s plan. Public forums have been scheduled for 7 p.m. on July 28 at Highland Park Middle School and 7 p.m. on July 30 at Highland Park High School.

Wells Fargo Home Mortgage Highlights Paige Elliott for Her Luxury Expertise

Curt Elliott and Paige Elliott are top producers in Dave Perry-Miller Real Estate’s Park Cities Office.

When Wells Fargo Home Mortgage needed an expert to discuss Dallas’ luxury market in the summer issue of Connect for Success — a publication distributed to real estate agent, builders, and developers — they chose our own Paige Elliott. And why not? Working alongside her husband, Curt Elliott, Paige is a top producer in Dave Perry-Miller Real Estate’s Park Cities Office.

The summer issue of Connect for Success examines how to work within today’s tight housing market and offers tips for working with luxury buyers. Because the publication is distributed to Wells Fargo Home Mortgage clients nationwide, Paige is featured in an article that also includes quotations from experts in California, Illinois, and Massachusetts.

“The luxury buyer expects full service,” Paige is quoted as saying. “They know what they want, and expect
market knowledge, negotiation skills, and attention to detail.”

Those are all qualities that Paige and Curt bring to each transaction. As Park Cities residents, the Elliotts specialize in marketing properties in University Park and Highland Park. But they also represent clients in Preston Hollow and North Dallas. Click here to see all of their current listings.

This grand home sits on one of the largest lots on coveted Greenbrier Drive and is just half a block east of Caruth Park, a favorite University Park landmark. Contact Shelly Bailey at 214-673-4323 for more information or to schedule a private showing.

Most Realtors have seen their fair share of spec homes, but the house at 4013 Southwestern Boulevard stands out from the crowd. From the onyx countertops in the bathrooms and in the wet bar adjoining the study to the Visual Comfort light fixtures in polished chrome and nickel, Oxbridge Custom Homes spared no expense.

“Every agent who has been in here has said this is not the typical spec house,” said Dave Perry-Miller associate Kimberlee Gromatzky, who is marketing the property along with her daughter, Taylor Gromatzky. “They can tell that so much more money has been spent on the light fixtures and the finishes.”

Those exquisite touches are courtesy of Denise McGaha Interiors, including the soft-pewter hardwood floors and the marble tiling in the kitchen, which features a steamer on the island and phone-charging stations under the cabinets.

The house has plenty of curb appeal, yet you’d never guess from the street just how expansive it is on the inside. Besides the five bedrooms and the aforementioned study, the 6,605-square-foot house includes three living rooms, a mud room, a craft/wrapping room, a game room, and an exercise room complete with a mirrored wall.

Oxbridge owner Aaron Ipour previously specialized in Collin County. The house at 4013 Southwestern is his first foray into the Dallas luxury market, with five other University Park properties to follow.

“He entered the Park Cities in a big way,” Kim said, “and this is his statement home.”
