After Years of Debate, Demolition of Park Cities Family YMCA is Imminent

We know Precision Demolition will start precisely demolishing the Y soon, but we don’t have a precise date.

It was three years ago this month that the University Park City Council began debating the scope of the Park Cities Family YMCA’s expansion. It was one year ago this month that the council finally signed off on the project’s site plan. As you can see from this photo, demolition of the old YMCA — which sits on Preston Road, just north of the boundary separating Highland Park from University Park — will begin any day now. Y officials have provided us a way to keep up with the project, which is expected to wrap up by August 2016.

Highland Park ISD Wants Parents’ Input During Search For New Superintendent

Mary Frances Burleson, CEO of the Ebby Halliday Companies, and Highland Park ISD Superintendent Dawson Orr

The Highland Park Independent School District is searching for a new superintendent. Residents of the Park Cities are being asked to provide feedback on what kind of person should get the job. District administrators are posing questions such as “What are the strengths of the district and the broader community?” and “What are the desired personal characteristics of the superintendent of schools?” If you’d like to weigh in, you have until April 15 to provide input.

Involved residents of University Park have several reasons to attend Tuesday’s City Council meeting. The headline item on the agenda is a public hearing regarding the proposed addition of a tennis court and shade structure to the tract due east of Highland Park High School. But the council will also discuss a proposed multifamily development on the southwest corner of Preston Road and Lovers Lane, the replacement of the buildings at the Holmes Aquatic Center, and the construction of a bridge across Turtle Creek at McFarlin Boulevard. The meeting starts at 5 p.m. at City Hall.

Park Cities Home’s Details and Design Take Your Breath Away on All 3 Levels

Built in 2012 by Sleepy Hollow Homes, the residence at 2725 Stanford Avenue is an exquisite example of fine architectural detail and stunning interior design. Julie Provenzano, a top producer in Dave Perry-Miller Real Estate’s Park Cities office, is offering the property for $2,100,000.

Situated on a 60 by 140 lot in University Park, the home features five bedrooms, four full bathrooms, three half-baths and a light-filled floor plan that flows seamlessly from room to room. The front walkway is flanked by two large red oak trees and meticulous landscaping that highlight the arched entry.

Inside, the home has a generous foyer with a curved, wrought-iron staircase and ebony floors. The first floor is highlighted by neutral design colors and gorgeous lighting that complements the open feel. A study off the foyer features pocket doors for privacy and a beautiful fireplace between floor-to-ceiling windows. An elegant dining room is situated at the front of the house and connects to the kitchen via a butler’s pantry.

The kitchen is fit for a chef with top-of-the-line appliances — including a six-burner Viking range — white marble countertops and white cabinets with abundant storage. The finish on the refrigerator and freezer matches the custom cabinetry for a seamless design. A sitting area with a fireplace provides a transition between the kitchen and breakfast nook.

That sitting area is open to the living room and wet bar, making the space ideal for entertaining. The living room also features a two-desk office that can be hidden by pocket doors. Large French doors lead out to a stunning patio with an outdoor grill, a fireplace and seating in a romantic setting.

The second floor hosts a significant master suite with hardwood floors, a tray ceiling, a gorgeous master bath, and walk-in closets. Three additional bedrooms are located on the second floor with their en-suite baths and generous closets, as well as a spacious game/media room overlooking the backyard. The third floor has a private guest suite that serves as the fifth bedroom.

Shelton Residents Enjoy Urban Living With Suburban Security and Schools

Wouldn’t it be great to have all of the benefits of living in a Downtown high-rise but also have a view of the Downtown skyline? You can have that and more if you buy a condominium at The Shelton, such as the two-bedroom home on the 10th floor that Evelyn Ponder is offering for $1,235,000.

The Shelton is a 23-story tower at 5909 Luther Lane, due west of Preston Center. That means Shelton residents have a variety of businesses conveniently located just steps from their front door.

Hungry for a bite to eat? You’re a short stroll away from restaurants such as Sevy’s, Hopdoddy Burger Bar, and the Flying Fish. Looking for a good book? The University Park Public Library can be reached on foot within 10 minutes. Just need a dozen eggs or a carton of milk? Tom Thumb is right across Preston Road.

The neighborhood also includes a Gold’s Gym and the temporary home of the Park Cities YMCA. But The Shelton offers its residents a fitness center that is open 24 hours a day, seven days a week. It’s on the seventh floor, which also includes a heated pool complemented by a hot tub and private cabanas, an outdoor kitchen, a putting green, and a shuffleboard area.

Other amenities enjoyed by Shelton residents include full-time concierge services, a full-service valet, secured garage parking, three high-speed elevators, and a dedicated pet area.

People who live Downtown are conveniently located in the Central Business District. But Preston Center is home to dozens of companies such as Match.com, JLL, and Dave Perry-Miller Real Estate. So for a person with the right job, a home at The Shelton could mean no commute at all.

If you have children, here’s an area where Downtown can’t compete with Preston Center: The Shelton is located in the Highland Park Independent School District. So your children would be educated in one of the most acclaimed public school systems in the country.

For more information about luxurious high-rise living at The Shelton, contact Evelyn Ponder at 214-535-8170 or evelyn@daveperrymiller.com.

Luxury Vehicles and Furry Animals Headline Our Weekend To-Do List

DFW Auto Show
The DFW Auto Show has rolled into the Kay Bailey Hutchison Convention Center.

Downtown: If you’re a fan of our properties of distinction, then you probably appreciate vehicles of distinction. Dozens of luxury cars and trucks will be on display this weekend at the DFW Auto Show.

Park Cities: D Magazine’s editors and readers have named Critterman the city’s best children’s entertainer several times over. He will bring a few “extra furry” animals to the University Park Public Library at 2 p.m. on Saturday. This event is part of the library’s monthly Family Time series presented by Christine McKenny and Dave Perry-Miller Real Estate.

Preston Hollow: The spring musical at the Jewish Community Center of Dallas is always a treat, but we’re especially interested in this year’s production of Guys and Dolls Jr., because the cast list includes Claire Borman — daughter of our own Beth Borman — in the role of Mimi. Break a leg, Claire!

North Oak Cliff was known for being one of the artsier parts of Dallas before the Kessler Theater opened its doors in 2010. The live-music venue, which is celebrating its fifth anniversary on Friday night with Marshall Crenshaw and the Hillbenders, has taken the neighborhood’s reputation as a destination to another level.

Park Cities residents can do a home-run trot over to the George W. Bush Presidential Library and Museum at SMU, where a new exhibit called “Baseball: America’s Presidents, America’s Pastime” opens Saturday.

One of the most-beloved community events in Preston Hollow is the annual Dallas Kosher Chili Cook-Off. The 22nd annual edition is scheduled to begin at 10:30 a.m. on Sunday at Tiferet Israel.

Custom Highland Park Estate Has Everything a Family Could Desire

Prominently positioned on a sprawling .875-acre corner lot, the custom residence at 3700 Euclid Avenue, completed in 2012, is an exceptional luxury offering in the heart of Highland Park. Dave Perry-Miller Real Estate’s Kelly Hosch and Shelly Bailey are offering the estate for $15,995,000.

Masterfully designed by the award-winning architectural team of Stocker, Hoestery and Montenegro, this well-appointed home showcases 13,980 square feet of clean-lined open space with an aura of tranquility and refined elegance. It was meticulously constructed by Rusty Goff with a flawless blend of carefully selected 18th-century materials, a plethora of modern-day amenities, and unsurpassed quality of workmanship, resulting in a state-of-the-art Texas Mediterranean masterpiece!

The exterior is a tasteful combination of Texas Leuders rough back limestone and cementitious plaster with reclaimed antique brick border accents, topped with a two-piece clay-barrel tile roof. Imported Italian chestnut wood windows by CC Serramenti and locally handcrafted steel doors graciously illuminate each room with abundant natural light.

Crisp white walls with elliptical eased-edge archways contribute to the fresh, airy ambiance throughout. Striking cross-vault ceilings and 300-year-old imported Chateau Domingue limestone flooring line the foyer. A fully equipped bar and a climate-controlled wine cellar finished with hand-cut Italian brick and masonry detail are ideally positioned for entertaining.

Beautiful wide-plank hardwood flooring leads to a handsome study with a vaulted beamed ceiling and white oak cabinetry with excellent storage and display capacity.

A luxurious private guest suite with 11-foot ceilings, a spa bath, an oversized shower, heated Vendome limestone flooring, and custom white oak cabinetry reminiscent of a five-star resort occupies the west wing.

Not to be missed is the elegant hall powder bath with an 18th-century stone wall-mounted sink and wine-barrel spout from Provence coupled with 17th-century Portuguese cobblestone flooring creating authentic design impact.

Dual downstairs living rooms — each outfitted with reclaimed Pennsylvania timbers, concrete headers, and a Rumford-style fireplace — seamlessly transition to the kitchen and open to the expansive loggia. A pair of custom 6-foot “lift and slide” doors creates a 12-foot opening enhancing the desired indoor-outdoor connection.

The palatial open kitchen is anchored by a 17-foot island and fully equipped with commercial-grade Wolf and Sub-Zero appliances. Gorgeous Crema Marfil counters and heated Chateau Domingue “Dalles de Bourgogne” limestone flooring complement the peaceful neutral palette. Easy-access lower cabinets with custom drawer features enable unobstructed views and add to the open concept.

The exquisite dining room is uniquely designed with a circular radius, multiple art niches, and a subtle dome ceiling creating an elegant intimate space. Three walls of windows provide abundant soft light, while landscaping lends an element of privacy.

An impressive gym with an adjoining meditation room overlooks a tranquil water feature enhancing the Zen-like setting.

The multi-purpose mud room is host to multiple lockers, two work stations, and a stackable washer/dryer, and offers convenient elevator access. It’s complemented by a blued-tiled utility room on the second floor.

The second floor was intentionally designed as a family-oriented space with four generous secondary bedroom suites sharing a central gathering room or reading lounge.

The master is a sumptuous retreat in itself, with its soothing fresh palette adorned with a vaulted beamed ceiling, a gas fireplace, and a private balcony overlooking the expansive backyard. Each enjoys a separate luxury bath and impressive dressing gallery. Her bathroom suite is beyond exquisite, with Namibian white marble counters, Ann Sacks tiles, a Bain Ultra spa tub, a Jaclo steam shower, and THG Paris fixtures. An open adjoining dressing gallery is worthy of being featured in a magazine! His closet offers functional design to facilitate packing, with a center island and custom storage spaces, and is handsomely outfitted like a country club locker room.

The 2,000-square-foot basement, with high-end finish comparable to above-ground rooms, is a fabulous flex space serving as the children’s playroom/media room, complete with a built-in stage, spot lighting, and a retractable screen and projector. A generous half-bath, abundant storage, and a state-of-the-art mechanical service closet housing commercial-quality systems — including a geothermal heating and cooling system, two 150-gallon continuous-recovery water heaters and purification system, a Crestron automated audio/video system, Lutron lighting, and an array of security features — complete the basement.

The colossal backyard is introduced by an inviting loggia with a wood-burning fireplace and retractable Phantom screens for year-round enjoyment! A five–hole putting green with a practice bunker and a play yard with artificial turf by Southwest Greens are adjacent to a vast Zeon Zoysia grassy area that could easily accommodate a resort-size pool! Mature magnolias and towering evergreens line the perimeter for added privacy. A gated motor court and porte-cochere leads to three attached-garage spaces with a storage room for golf clubs and an additional detached fourth-car garage, while providing plentiful enclosed space for outdoor play!

Enjoy a short walk or bike ride to iconic Lakeside Drive, the Highland Park Library, the Katy Trail, as well as popular boutique shops and restaurants.
